Yes, so you won't get fucked if it gets appraised lower so you have to throw in more dp. But I dunno who the fuck is appraising 750sq at $1.1m.
Also developers are selling unsold units not on MLS so it doesn't mess with resellers prices, if they are selling even lower than them I guess.

So a brand new 764 sq ft, 2 bedroom + den apartment is $1M+ now.
No wonder developers are having a hard time selling stuff LOL~

AND 49 cents / sq on prop fees..
Honestly, 2 bedroom + den at QE park is not a bad location; now 1 M is a diff story. I can't afford this but anything on the cambie street / houses are easily 3 million.

The $1m doesn't bother me as much as the fact it's a 2br plus den but only 764 sq ft

i think in some parts of asia people eat out all the time so they rarely do any real cooking, and so their kitchens are like 2 burner, tiny counters, no storage, etc...
here we all like to have the big deep sink, cabinets galore, oven, dishwasher, big fridge, etc...

I agree, in Asia, where eating out is achievable for less than $10-15/day.
I could live with 1 burner and a hotel like studio until you have kids. No need for dining tables!

It's just Asian houses are designed a lot better, lots of custom built in furniture for storage. So space is used much more efficiently. And you don't have white people things like we have here, scooters, bikes, Halloween decorations, Christmas trees. Also you don't need to buy 10 bags of rice to hoard cuz it will mold, same as toilet paper. Why do I need to buy so much if I can just go downstairs to get fresh food/ ingredients/ drinks everyday. I don't need to buy 60 eggs, pounds of butter or wash myself in 200l of milk

Gerbs knows what he is talking about
750sqft units are already a privilege amongst first time buyers. Give it another 25 years, and 750sqft will be for the ultrarich.
200-300sqft microstudios are the next wave of housing

What do you guys think about the recent Cowichan decision? As home owners, do you fear that the decision can displace your land title if this issue grows and the area broadens?

Personally, I am not worried about it. From just reading the news, both the Cowichan FN chief as well as the judge from the case have indicated that the FN tribe is not out to challenge private ownerships for the properties on those lands. Indeed, this is exactly what FN groups would do because going after privately owned properties would result in massive public backlash, and public backlash is the last thing FN groups would want.
I came across this fairly well explained TikTok clip on social media from lawyer Kyla Lee:
https://www.tiktok.com/@kylaleelawye...304632?lang=en
and I would say it is definitely worth a listen for anyone interested in the subject.
I have no clue why Malcom Brodie, being the veteran politican that he is, decided that letter mailout was a good idea at all. To me, it is absolutely fear mongering from him. And the guy isn't even seeking re-election anymore. So why do something as stupid as this? There is absolutely no reason why he should have sent that letter out to the public.
On social media, some people seem to be concerned / really concerned that Cowichan FN is only seeking to set a precedence with the ruling at this point, after which they (or other FN tribes) will seek to use this precedence to re-claim more land, and in the process of doing so, seek to wring more compensation from the various levels of government.
Of course, it is impossible for a layperson -- or even just anybody, really -- to definitively rule out that possibility. Still, I don't like throwing out baseless and defamatory accusations like that. To me, that is more akin to name smearing / character assassination.

Right but why do we allow these fucking chugs to come out of the woodwork and rape the government for millions of dollars and potentially impacting private land claims ? Why do this? Cuz of liberal guilt for shit that happens hundreds of years ago ? Give me a fucking break.
This is just going to setup precedent for all these wobobobob fucks to come out of the forest and start demanding historic land rights. Fuck this shit. Another reason I refuse to do any land acknowledgements in my meetings. I don’t believe in that shit or your stupid fucking land.

Kyla's great - one of reasons to actually use TikTok. Here's a response as well from First Nation politician Khelsilem about the situation which lines up with what Kyla said: https://open.substack.com/pub/khelsi...m_medium=email
tl;dr - this is about reconciliation and not about property rights and it's consistent with everything the courts have been ruling on over the years and consistent with the law. It's much ado about nothing. In theory, yes, the First Nations could claim the land but this is not what it's about.

Brodie is a shit stain of a human being so this is pretty par for the course for him to cause fear and lie about things in order to get re-elected.

I chatted over this with someone in Vancouver who eats out every day and yes it's economically feasible.
Here's the math.
1) Buy last min deals at Yaohan / Public Market mall for 16.99 - 19.99 and save left overs for next day lunch. totally viable, even if you share with your wife / gf.
OR
2) 1.99 - 2.99 / lbs for veggie. As vegetarian, you can honestly buy 3 lbs of bak choi and feed yourself daily. Now of course, it's not the best meal but you won't starve with pasta / rice
3) Subway had buy one get one free and you can get a huge deal and feed yourself for hte week.
4) Costco / Ikea meals.
So this couple did this for years. Aside from being trans fat / diet / and just so much oil and msg which we will skip over.. what's wrong is this: losing the ability to cook. So now they are prone to ordering and eating out, nothing at home 'tastes' good. It also is giving problems when they now have a child. Having an infant just gets crazy hectic and losing the ability for meal planning has really hurt the child right now. When the kid hits 3, they will go through another tough time of having to have lunch boxes and breakfast readily available for the child.

when i was in my 20s there was a stretch of like 4 months (maybe longer) where i was in a lazy mood that i couldnt get out of. cooking seemed like such a chore, maybe i was depressed.
i ate at la chicken, yaohan, mcdonalds, etc... every day for like 4 months i shit you not.
after 1-2 months i started to dislike the food and it no longer excited me anymore, but i just ate it out of utility. that's the point you never want to get to... where even restaurant food tastes like shit.
it took a lot for me to cook something again, but once i did i instantly snapped out of my rut.
moral of the story, don't eat out all the time even if its cheap. you will feel like shit after a while. humans shouldnt eat all that fat and salt all day long, you need some bland homemade food to balance it all out.

Having spent two weeks in HK as a tourist, it felt exactly as you described it. I couldn't stomach the food anymore because everything was very salty, over seasoned, fat, and rich. Having a home cooked meal was so satisfying at my relatives place. I love HK, but having to eat out every day would be the end of me.

Oh man, eating like a King. I turn 50 in January and have pretty much decided I will do the HK BBQ Master/LA Chicken double to celebrate.

Closely spaced - probably lunch then a nice long walk then LA Chicken. I don't want to make two trips into Richmond but I definitely can't handle a 3 meat dish and then a 3 piece meal right back to back. 25 year old me used to polish off 8 pieces of LA Chicken like it was nothing but 50 year old me is just a shell of that young man.
