Valet boys are legit though. I’ve pulled up in the hitlerbox and they went insane for it. Was all revving it and shit, peeling out in the parking lot in front of the dripping hoe bags. I told them to go nuts, its a lease, and the obliged.
Last time I pulled up with the v8 Corolla and they moved some guys McLaren 540 out of the way cuz he said it’s a piece of shit and doesn’t belong next to the Corolla. Hilarious dudes.

TLDR, no structures in general but some forms of landscaping is allowed. Also always have to get a permit/permission to do anything ground related within 30m centre of pipe.

Oof, I mean it's good that it's maximizing the available land for housing, but those restrictions and having to fuss about with calling Transmountain when I want to alter my yard would make it a no for me.

Went down the rabbit hole a bit and its pretty interesting how many homes and buildings are affected by this one pipeline. Centennial Secondary is oriented the way it is because of this ROW too.

so, did TMX compensate owners for this? Surely, this devalue the properties on the path of the line. This is wild. I mean who would want to live on top of a pipeline? The potential for leakage or maybe some invisible stuff in the ground or in the air.
Did a bit of looking around and found this article about TMX and home owners. Apparently, Crown corporation and energy board has the right to go in there and do what they want to do. They will work out some sort of 'compensation' with home owners: CBC - Hundreds of Landowners Still Haven't Signed Agreements

There are two ways Trans Mountain, or any pipeline regulated by the National Energy Board (NEB), can get legal access to build a pipeline on privately owned land: through a land acquisition agreement or a right of entry order from the NEB.
Early in the process, a land agent will generally approach the landowner to work out an agreement. These contracts are made one by one, and include compensation for the lands that would be used during construction and for the pipeline right of way. The contracts tend to last indefinitely unless otherwise specified, according to the NEB landowner guide. The guide also states that the NEB does not regulate any part of the contract between a landowner and proponent.
