Just say that he isn't on the lease. Give him 24 hours to vacate or else you're calling the police for him trespassing. If hes the type of guy who gets involved with the law a lot he'll want to avoid trouble with them.

Seriously, this guy needs to go. If he actually physically brought garbage you have no idea what he brought with him. I'm going to bet that its either the cockroaches or bedbugs I posted about before.


He needs to go and he has no right to be there. Get rid of him ASAP.

What's in your contract with the woman tenant?

Is there a clause for the number of people living there? From the RTA guidebook:

Generally, a landlord cannot end a tenancy because a new person joins

of people permitted to live in the rental unit and what will happen if
an additional person moves in, such as an increase in rent.

landlord can serve a One-Month Notice to End Tenancy. If the tenant
submits an application for dispute resolution to dispute the notice, the
landlord must demonstrate why the number of occupants is unreasonable
and give reasons for restricting the number of occupants.
Is the woman still living there? If not then you could evict based on subletting.

If the person is just being messy, you'll have to file an Application for Dispute Resolution for:

rent or damages.
Yet first you need to bill the tenant for damages, and the fact you bitched the tenant out isn't going to bode well in your favour with the resolution officer.
