What's in your contract with the woman tenant?
Is there a clause for the number of people living there? From the RTA guidebook:
Quote:
Additional Person Joins the Household
Generally, a landlord cannot end a tenancy because a new person joins
the household. However, the tenancy agreement can indicate the number
of people permitted to live in the rental unit and what will happen if
an additional person moves in, such as an increase in rent.
When the number of people living in a rental unit is unreasonable, the
landlord can serve a One-Month Notice to End Tenancy. If the tenant
submits an application for dispute resolution to dispute the notice, the
landlord must demonstrate why the number of occupants is unreasonable
and give reasons for restricting the number of occupants.

Is the woman still living there? If not then you could evict based on subletting.
If the person is just being messy, you'll have to file an Application for Dispute Resolution for:
Quote:
Landlord wanting monetary compensation from a tenant for unpaid
rent or damages.
|
Yet first you need to bill the tenant for damages, and the fact you bitched the tenant out isn't going to bode well in your favour with the resolution officer.

In summary, the best advice on here was:
Quote:
pay to have it removed and bill him?
|
and
Quote:
If they don't answer when you knock, tape it half on the door frame, half on the door so the tape seal will be broken when they open the door.
|
Start there, you'll see how the potential of being billed changes some people's ways.
