Tips for tracking down an individual
 
This might not be the right forum for this question but I'm hoping someone here can help.

My buddy has had a renter fuck him over pretty significantly. He is going after him for damages/back rent/etc in the thousands of dollars. He needs to serve him papers to take him to court.

This guy moved all his shit out mid-month and ran basically. He knows the new building he's in but needs the unit number. This guy is living with someone else (friend I assume) so the target's name is not on any lease or rental agreement.

How can my buddy find this piece of shit? Any ideas?

Stake out? If it that's important sit outside and watch for the guy. That's about all you can do.

Call a bailiff. They are pretty good at tracking down people.

Is your basement suite legal? Did you guys sign any papers during the renting process? GL with getting anything, the laws here side more with tenants then landlords..

He knows where he works so physically finding him is not the problem. He would happily 'pay him a visit' but that will not help him recuperate his costs. He needs a complete mailing address for court docs.

If the first 3 digits of a cell number (not area code) are 649 what service provider is that?

If someone who works at Rogers would be willing to do a reverse lookup and see if he's given them a new billing address that matches the building we know he's living in...... there would be a small cash reward. PM me.

Sorry to hear your friend is going through that JD. I also wonder if can be delivered to his work? Perhaps you could try and befriend a few people who live in the building by explaining the situation.

How much was the damage deposit? Did the tenant avoid paying rent for a while?

Yes he was late on 3 months rent and was warned then he decided not to pay anymore. So he was given a 10-day eviction notice in which time he trashed the place and bailed.

I believe if you have enough to actually lay a charge against someone the court will do it for you...

Hey Jason :D Long time indeed!

Agreed jigga. I just had to issue a 10 Day Notice to End Tenancy to my tenant on Dec 2nd due to non payment of rent. I offered them the option of giving me half of the rent within 5 days and the other half when they get paid on Dec 1. I really didn't want to get zero rent for the whole month (good luck finding a tenant mid December). They agreed and luckily I received the first half within a few days.

That is the lame thing about serving this notice. No one would be happy about receiving an eviction notice. There is always the risk that they will trash the place to try to "get revenge on the landlord" and just walk away from their damage deposit. Maybe the damage deposit should be a full months rent so there is more incentive to respect the property.

Anyway best of luck to your buddy I hope he serves the tenant and it all works out.
