People who said "driving away the asian buyer is not a problem because there are always other buyers who want the units" are retarded. The asian buyers represent the largest buying group in that community and are usually the ones able to afford and willing to pay the most for a given property. Your House is worth as much as what the top buyer is willing to pay. If no asian wants those houses, there is no doubt the selling price of the property is going to go down. Lower demand = lower price |
I see this whole thing is no different than government building a penitentiary or power plant near your home..We as a society all need these facilities, and the government decide to build it next to your house because research suggests the site is the best location for the society as a whole. If you are the homeowner, are you going to just say: "too bad, our society needs that nuclear power plant or prison and having it next to my house is the best option for the society...I am just going to accept it as such." And statistically, the chance of you getting physically harmed from prison escapee or from a malfunctioned nuclear power plant is practically zero... So in theory, people shouldn't worry about having a nuclear plant or prison next to their house.....or do they?? |
^^ That's almost as dumb as the oil rig analogy!! :failed: A penetentiary or power plant doesn't nearly make as much noise or pollution as a hospice. You can't seriously be considering that living beside industrial plants is the same as living beside something that resembles a 15 bedroom mansion. Get a fucking clue. |
Personally I wouldnt worry about either being beside my house because A) nuclear stuff is not allowed in vancouver (remember the old welcome to vancouver sign on knight street? Vancouver, nuclear free)and B) prisons are usually built with a vacant area around them, its developers who build beside them. Both of these can be very dangerous to a community are you trying to hint that a hospice is a danger to the community? Are you afraid someone with leprosy will run out of the hospice and start touching everyone? Or that the immediate area around the hospice will automatically contract the plague? If you are going to compare it to something, compare it to something similar. |

it is all just a matter of different conceptions, not scientific difference. |

ask yourself this, are you okay with a prison or power plant near your home if they don't make any noise or pollution that affect you? |
You're right, got my grammar all fucked up. Yea, i'm ok with it as long as it doesn't make any noise. But, guess what, Power plants make lots of noise and pollution!! A hospice, again, is like a 15 bedroom mansion. Do you really feel a hospice can make as much noise as a power plant or penitentiary? :speechless: They don't compare. Do you not compute? |

The idea that the property value will decrease as a result of the hospice is pure speculation, some of us may be joking about low balling the owners because their desperate to get away from ghosts, but in reality I doubt the owners will lose any money. |

^^^^ Exactamundo! lots of Asians will have the same issue similar to these retarded owners but not to the same degree and retardedness. Resellability is one of the major factors when purchasing a home. To discount asians as prospective buyers for your home is shooting yourself on the foot. obviously was an ignorant comment by a non home owner. some of you refer to the noise from a hospice like the noise from a skytrain. Thats ignorant as fuck. this thread is pissing me off... |
wow i wonder how much those apartments in Hong Kong would be worth if there wasn't a cemetery in their backyard... that you can see from the living room den... you know the ones that cost around $4-5 millionCAD and that's all the way in pao-ma-di yea a couple of whackos aren't going to affect the price... at least they weren't now that they've made this into an international incident you can be sure the next asians who buy the place are going to be hella opportunistic and use it against them |

First of all let's just cut the ghost superstition and feng shui bullshit here. The fact we are talking about this issue is because the perceived value of the property went down. This whole thing is about money not some ghosts coming through the windows at night. The condo owners need to understand that when you buy a property to live or to invest there are risks associated with it. It is your responsibility to do proper and in-depth due diligence before pulling the trigger on a million dollar property. Can all of us really say that nobody in that condo would have saw this coming 6 months and 1 year ago? From the reports I've read this hospice project has been in the pipeline for quite awhile. Definitely not something came out of nowhere. As an Asian myself, I always thought showing respect to old people is part of our identify. The two ladies on TV are talking about old people like they are already in the grave. Everyone will get old and die. One day you will come to the end of your turn and make space for the younger generation. Accept that simple truth. |

1. The UBC study gave you empirical evidence that superstition affects the average selling price in areas > 18% Chinese pop. Your unrelated and uncontrolled anecdotal sample of three pales in comparison to this. The paper's 10 pgs of reading. Not a bad idea to read it. 2. Ghosts = superstition. 3. From what the news says, 80% of buyers in the building are Asian 4. WUT! Although it's possible their prices won't be affected, confidently saying the hospice will have no negative effect shows your bias. Clearly, stubbornness and emotion are clouding ppl's judgment in this thread. :fullofwin: |
