Use a Milk Chicken Bomb

a truely vile surprise. heres how it works. first, take a glass jar (must be glass). make sure its got big enough of an opening to accept a leg or breast of chicken. next, get uncooked chicken parts and milk. it helps if the milk has alredy gone bad. combine milk and chicken in the glass jar until you cant fit anymore and its about to overflow. next, tightly secure the top onto the glass jar. now, discretely place the bomb in the heating ducts of a home or apartment. this is most effective after getting evicted or you catch your gurlfriend cheating on you. the next step is to simply wait. it may take time, so be patient. what happens is after repeated exposure to heat and pressure, the glass will eventually break or the top will pop off. if you can only find a rather thick jar you may want to poke a small hole into the top to ensure the smell gets released. after this happens, the most vile stench is released throughout the home, creating a constant unbareable smell that only gets worse every time the heat goes on. milk chicken bombs, when made and dispensed properly, have been known to make a home unliveable.

So you have a party some dudes to drunk so sleeps on the couch and now won't leave what do you do. Give him a 14 day notice for not paying rent?

If you want to kick out a legal tenant you can't just kick him out after giving him a notice. If he refuses to leave you have to go threw arbitration that can take months and still you can't just throw his stuff out.

If the tenant has no proof that he is a tenant or that he is paying rent he's just a guest that won't leave.

It's not really considered an 'illegal suite' - it's not a criminal offence. It's simply an 'unauthorized suite'.

I recently had to deal with the same issue - and I had a cop renting my suite! It doesn't matter who rents, how it's rented, or how long they've rented... You must abide by the tennancy agreement. If the tennant has violated the terms of your contract (verbal or written) and you have followed the necessary protocol, you can give them notice to leave at any time.

You can also call the tennancy board and pose the situation to them further - they don't care whether the suite is authorized or un-authorized (that's a city bylaw) and they can direct you how to proceed.

I've recently had to go through a dispute resolution with our tenant.. and when it comes to Verbal agreements, Landlords almost always lose. That's the sad part about Tenancy board, they tend to side with the tenants.

So hopefully you have some written contract, or else you and your mom may be in a bad position.

if the OP doesn't have common sense, why help him...

and for all those telling him to go inside while hes out, just asking for trouble... he can sue for enter without permission.. 24hr notice is need to enter the suite without him present... even if you were to change the locks, you are still enter the suite..


Here is a tip:

Did you write up a contract stating the rules while he is renting? if you did, then just give him a Notice Of Eviction for breach of contract.. if he still doesnt, pay money and get a bailiff
