Also you'll have more money because your lame Toyota Corolla will be parked on the street since no garage = no project car.

Meanwhile my neighbours, most of who have tenants, have everyone park on the street.

Coquitlam city hall is similar. Want a legal suite? You need a separate spot for your tenant on the property for a total of 3 parking spots. I have a carport and a wider driveway in front of the carport that fits 2 cars side by side. My wife and I can park in tandem, and the tenant can park beside us. That's 3 spots. The city says parking in tandem doesn't qualify. Fine. What if my wife and I only have 1 car? The city says that doesn't matter because the next owner might have 2 cars. :rukidding:

We have a spot in our driveway for a parking pad that doesn't obstruct our garage but b/c our building plans say our driveway is designated as a driveway City Hall says we can't use our driveway as parking and that it's only for driving our cars out of our garage and onto the street. Also :rukidding:

What’s the benefit of your suite being legal?

The only tangible benefit I can think of is your suite can have its own address.

Your neighbours can't call the city to complain that you have a tenant which is what happened to me as soon as we had our tenant move into our coach house (we had to evict them). Most of our neighbours have tenants in unauthorised suites too so we don't know why we got called in right away (we're friendly with most of our neighbours and the tenants were practically invisible - no car, mostly out).

We figured we'd at least get one of our suites legalised so whoever it was can't call us in again but no bueno from the city - we meet all the requirements except for a parking spot. Our parents (both sets) are eventually going to live with us so getting snitched on and evicting our parents is not the goal.

Can't you just say it's your Chinese, Mexican, Indian cousin? ??? Profit :accepted: how will they know

Yes, but that also assumes you report the rental income…

Hondaracer 04-04-2023 06:29 PM

If you claim rental income on an illegal suite you can still write off the maintenance costs. That’s what we do.

In hindsight I would have just taken cash and not claimed it however we spent so much in the first 2 years it was nice to get a big chunk back

Great68 04-04-2023 07:52 PM

So when they say "makes all secondary suites legal" that means even those that don't meet building/electrical/plumbing/fire codes?

I mean it's one thing to say a suite's illegal because it doesn't have a dedicated parking space, it's a completely different thing to say a suite is illegal because it doesn't have correct fire separation or proper egress exits...

So who evaluates this? Sounds to me like the government still has some figuring out to do.

And then we have vancouver doing 4-6 units per 33-40' lot with not a single parking spot on site.

Has to meet building code but cities can add other rules (like parking minimums or arcane things like rooms have to be a certain size or it has to be below ground etc) to slow down the legalisation of suites.

The province is creating a fund to help owners renovate their suites to meet secondary suite standards - in exchange renting it at below market rates they'll forgive the loan after 5 years.

Lol

Gosh... why are some people such dickbags?! Esp when they are doing it themselves?

Can't believe this chick is so successful all these years, I was buying a condo in 2011 frickin 12 years ago and was interested in one of her listings... I showed up at the scheduled time to look at the place in Richmond and was calling her, no answer, then she calls me back when I'm about to leave and says she can't make it and that the person renting the unit is coming down to get me and will let me look around.

Like.. no joke the younger guy living in the unit was like yah this is my place, you gonna buy it? I guess I better find a new place to live soon...

I went back at night time a second time to see how it was at night for noise etc. and she did the same thing AGAIN... made the renter show me the unit.

Totally useless piece of shit realtor. I didn't buy it just because she was selling it and I couldn't fathom giving her any commission money for doing less than nothing.

I ended up just sitting on the couch watching hockey with the renter and having a drink with him and just laughing about how sad of a realtor she was.

Couldn't you make that work in your benefit when it comes to evicting squatters?

Or are there other implications such as tax clawback?

i don't get it, is it a tiktok joke?

ssjGoku69 04-05-2023 09:21 AM

Rimpy is a realtor. From my experience, she seems to be the listing agent for all buddy-guy styled new construction duplex listings in east van.

Parking is tied to the Zoning Bylaw. You can technically apply for a DVP or BoV to try to get around the parking requirement.
