By contrast, my realtor in AB rents a basement suite and works a second job as a restaurant server.

She's good though. Gave me over $300 in various giftcards on top of cleaning supplies to last several months after working with me almost 24/7 due to distance / impulsiveness on my end. I would definitely use her again but that would be the point of her doing a good job. To refer her to others as well as use her again, should I make that inevitable next purchase.

She even invited me to play golf with her and her friends (including the mortgage broker I used). Coming from a big city, it's weird but I get the community building part of it. It's refreshing and very nice.

Maybe one day she can buy a place of her own as well!

That’s why I said those 3+ homes in Brentwood are for buddy guys with 30 family members

There isn’t a person on their right mind who doesn’t need 3 suites who would live in Brentwood over somthing like this, and there are plentiful listings on the north shore in this range

It seems priced well to sell relative to other comparables... but it's also crazy that anyone is saying something that costs $4 million is a great deal lol

haha yeah that's true. I thought about that too. Calling something a great deal at $4M is crazy.

So what's the play..

Would you rather be on the water in north van in a much older house, or buy that brand new house with a pool, which looks like an entertainers dream.

Oh wow. It literally updated within the last hour. It was an active listing when I posted it. It's now marked as sold.

It was listed at $3.898M and sold over asking for $3.995M

I guess it was a great deal lol.

I'd fucking WAY rather be living here, but worth noting that Indian river dr places have a ton of extra costs. You are responsible for garbage pickup, road maintenance, sewer stuff etc as it isn't considered North Vancouver for some reason.

yep - Woodlands is almost an autonomous community. when i was a kid the road was rough. A lot of the people commuted in to the cove by boat. still do from a little further up the arm at Brighton Beach

cool lifestyle, not as hippy as it used to be. that's insane money though. used to be cheap

Oh yeah, there's North Vancouver and District of North Vancouver (is that what you mean?). If you have a dock I think you have to pay a water lease to the city as well.

No it's actually considered neither in terms of city services. No garbage pick up, no read maintenance, etc.
it's like an unincorporated little area somehow. I believe it's almost run like a strata for certain things.

Somthing a little interesting. Water front home on protection Island. You also get the world famous dingy dock pub. Canada's only floating pub. You also get the ferry service. It takes people from Nanaimo to the island. 4.8 Million.

RS assemble and buy me that. I've always wanted to do a kinda dumpy pub/diner but with legit good quality food. It would be so easy but no one bothers.
Red wagon did it in the original location, but doesn't seem like it's the case anymore from what I've heard.
Oasis car wash in North van would be another killer building to do that in.
