Seeking recommendations for a property management company, for rental of my 1 BR condo in Marpole.
Have dealt with Rancho in past, I am open to using them again, but am interested in hearing about others as well.
Suggestions are most appreciated.

Is wise to have this fireplace wall removed to have a open concept living room/dining room? Any recommendation for contractor to do this plus redoing two bathrooms? |

it kinda looks like it's going to be structural for upstairs, and also what will you do about the floors and popcorn ceiling there? nothing will match anymore unless you redo everything.

On my limited research so far a company called Kodiak Plumbing out of North Van does both. Sure, reviews online (Google, homestars etc) are just reference points which you always have to take with a grain of salt but I may be wanting to do some stuff and aside from sifting through all the possibilities there's always balancing between the so called higher end expensive companies to the middle ground to the cheaper end of things. If anyone has flooring and kitchen reno recommendations throw those in too lol.

Whats your guys opinion on staging a condo for sale?
Option 1: empty unit, clean, repaint, touch up
Option 2: spend 3k on staging + clean, repaint, touch up
Also, would you dump 1000$ for a new range? Existing one is 7+ years old, top has obvious wear.
Same with washer dryer, looks ok, but its 2010 style, spend 2000$ for new set?

No. Just list it as is. We did a crap ton of work staging our own place and in the end a developer bought it and tore it down. All the families who came to see it didn’t care about the staging and they all said it was too small (1300sqft house).
I think having furniture inside the place made it seem even smaller than it was.

Dont stage a condo. Empty is better.
Dont buy new appliances, they’ll haggle regardless. Only appliance brands that people notice and will pay a premium are subzero/wolf/miele.
I vote option 1.

The photographer can do virtual staging not the realtor. Should cost around $1000.

IMO, as the seller, your commission to the realtor should include the photographer/virtual staging. If you're paying extra, find a new realtor.
