Wow, that works out to $352 per sq ft for something new.
That is a good deal if one was willing to live in Surrey.

What the fuck indeed. I'm assuming all of you speaking about sending your kids to private schools are "upper middle-class" dual-income earners?

If not, my god what has this city become?

Got pricing for the 8X building going up in YT, good news for my investment units in YT but bad news for anyone who thought these units would be somewhat affordable.

Btw, parking is only available and included with units over $750k...

I think fixer uppers are actually more difficult to buy nowadays.

Yes, the price would be lower, but you are also competing with a bunch or house-flippers who see value in the place totally different than you do; they see how much would a new/fully reno'd home in that lot would sell rather than its current value.

So, it might be easier for you, as a ready-to-move-in buyer, to find houses that have some compromises (that you could work on), but it doesn't make sense get rid of yet (the entire house or kitchen/bath/floor).

thing is.. theres retail space next door below another development (not attached to the living space like these) which essentially cater to the standard ideas, Salon, day care, coffee shop, etc.

The one upside of the units we have here is that you outright own the commercial space with the residential space, so you're free to do with it what you like. Can lease it to another business etc.

Personally i think i'd just black out the windows put some BS store front in and make it a party room. Gain dat additional SQF..

oh and one other note which i kind of was surprised by, not one of these units sold to Chinese buyers.. which in our townhouse development is a huge rarity. The last project we did in Fleetwood, i'd never seen so many names with X's and Z's.

This project seemingly sold out almost all to EI's.. as far as i can tell 5/6 are, and the majority of people who came by with interest on foot i talked to were EI as well.

Maybe different ideas for the retail space has them?

White folk don't care about education. Drive by any of the private schools other than St Georges, and you'll be hard pressed to find many caucasian kids.

It depends what comfortable means to you and what your future plans are.

I would say a reasonable cost for housing in Metro Vancouver these days is $2000/month - whether that means you're renting or paying a mortgage/taxes/utilities. You could reduce your housings costs by renting a room or basement suite, but the $2000/month is an estimate based on renting a legal, self-contained unit with a competent property manager/landlord that is sufficiently maintained.

If you save $500/month for the next 25 years and invest in low-cost index funds, you'll have a nest egg of about $400K if you achieve a historical return of 7%. This will be in addition to any Canada Pension Plan payments you will receive if you continue to work in Canada for the next 25 years.

After $2500 for shelter and savings, then you have to figure out what it costs you to live the life you want - food, vacations, transportation, memberships, education, toys, etc. For example, if you make $65K/year, you will have about $1800/month leftover for living expenses. Would this be enough for the lifestyle you want?

Of course, these numbers are meaningless if you decide to marry someone and start family. Or if you have a life-threatening illness/disease. Or if Canada collapses under the weight of its debt obligations and ceases to exist as we know it.

Yeah that's such a loaded question. No one can answer it without some inputs of where you'd like to live, what you like to do, etc.

Realistically if you could have a roof over your head that's paid off (yea long shot I know) you could make peanuts and live pretty comfortably

buhbeh guy is right. therefore one can only troll by saying the comfortable salary is no salary, b/c you're so wealthy already you don't need a salary job and be a 9-5 wage slave

Read an article this morning, our finance minister thinks the housing prices isn't related to foreigners, but rather due to supply and demand.

Yeah because he doesn't want to put sanctions in place that will affect his (and other politicians, the people that invest in his party, etc) retirement plan.

Most affordable would probably be DT Poco lowrises but note that generally, the older the building, the higher the strata.
