I used to work in Ladner for about 10 years. I actually liked it there. Nice and homey and quiet. Summer brings out all the eye candy. Lol. We considered moving there if we were to buy a SFH but that tunnel is absolute nightmare. That area is 1 proper bridge away from blowing up house prices

No joke from the PNE it takes me over an hour anytime I go to Twassen mills etc. sometimes in the evening on the weekdays it’s like an hour and a half or more to the ferry.

You basically give up Vancouver etc. moving that way. I could drive to Abbotsford from east van wayyyy quicker than Ladner/Twassen

You guys have no imagination. The weird ass skinny houses in bigger cities are all over. Frame in some bigger windows, some cedar siding, and black aluminum siding and you’ve got a modern skinny house in Vancouver. She just needs a little sprucing up.

As for Ladner… absolutely… but this is for people that actually want to live in the city. Certainly not me. Lol.

Yeah that’s cuz you got highway 1 that runs across to Abbotsford. Ladner you basically gotta snake through the city, through Richmond and then to Ladner.

But honestly if you don’t work downtown or in B town it’s not a bad place to live and work. Plus Richmond is a hop and a skip away. If it wasn’t for that stupid tunnel I would have bought there already.

Yup this is true, big condos will often be 208V and therefore electric appliances are de-rated from normal 240V ratings. But that doesn't cause any "energy savings"

It's been a LOT better since Covid happened... I used to not even bother trying to head that direction anywhere from 3-6pm but I have been able to drive to Ironwood in Richmond and to appointments in Tsawwassen area fairly trouble free most weeknights these days.

It's improved a lot, but you're right, that area will blow up $$$ wise once that choke point is removed.

They don't have to sign anything - it's just a notice that you have to serve them with. You can either just drop it in their mailbox or you can hand deliver it to them and let them know. I suggest the latter if this is the first time you've done it. Depending on your tenant you may want to have proof of delivery - we never did this.

My tenants have always remembered to change the amount they transfer us when the increase kicks in but you might want to set a reminder for yours.

In my case my F&P range is a gas oven but I have the same problem - too slow to heat up and can't hit the higher heat ranges (struggles to get to 450 and can't really go past it). We did have the F&P technician come to our house to look at it and he said it was working as expected which I think is BS. I much prefer electric ovens - they are way more stable and fast compared to gas ovens.

You can find out pretty quick if a gas or electric oven is working 100% or not

Get an amp draw for electrics, compare to rated FLA.
"Clock" a gas oven, compare to rated BTU.

Both would need an electrician or gas fitter tho

The whole "it heats up slower to reduce costs" I call BS too...

i've also heard induction, as well as the new CSA coil with the switch that shuts off when it detects an empty pot to prevent fires has element heating issues too

i like the pizza house - way more interesting than some 80's McMansion in the sticks

as for commuting - remember, it's a choice. you can live where you work. I highly recommend it.

Lol, I just had to go time it. My shitty $1000 electric Samsung with the fucked up dance party LCD screen just did the 400°F pre-heat in 11 minutes, 19 seconds.

Can someone explain to my dumb*ss how the floor plan says the porch is 27sq/ft based on the dimensions given? It's less than 5'x5', but it's rated as 27 sq/ft? Is sq/ft calculated L x W?

maybe they meant 25, but when they were typing the dims they used their right index finger instead of their left index finger but left it as-is since 27>25

my old samsung was about that fast too. not sure about the actual air temp in there but thats how long it took to beep that it was preheated. same with most ovens, they aren't fully preheated by the time the indicator says they are.

Oven thermometer inside the oven is crucial to actual temp reading - my Bosch beeps and when I check it's usually 25-50F under the desired temp.
