If they wanted to be more space efficient they could have incorporated that tiny hallway into the den and had both rooms open into the main living area, or have the bathroom off the den. Drawbacks being it would look less tidy, or you'd have to walk through the den to the bathroom. If they're not fussed on eking out every sq. ft. this is probably the most aesthetically pleasing solution. But I'm also not an architect or structural engineer.

Layout for the dinning room / family room is weird. That big ass island is right next to the exact same looking big ass table.

I dunno that’s how I designed my place in my reno and we like it. Imo a space like that creates a lot more useable space that actually gets used in hosting people

I have a very similar setup with the breakfast bar/island that backs into my dining table, has always worked great for parties etc. can only do so much with the space given wanting to keep an “open” living plan

Unless you have a lot of space to work with the days of having a formal dining room are done

Yeah I was actually thinking how I like that kitchen/dining layout, especially with guests/hosting. At our current place everyone congregates around the kitchen island anyways.

this isnt a small place, but i guess each level is relatively small. Thats why i like richmond houses so much more, each level is significantly bigger. like a 3500sqft mcmansion in richmond has 2000 on the main and 1500 on the bedroom level

A formal dining is... well.... more formal for having parties. Fru fru parties can't be hosted like that, its soo inelegant. excuse me while i retire to my reading room. TA TA!

My parents house is about 3600 sq ft on a half acre in Surrey, it’s only the 2 of them living there now. 75% of the house is unused. They really only keep it for the grandkids now, although they likely would never downsize because nothing would be as nice

We have 2400 sq ft but 700 of it is the basement suite and I’d say that’s about right for 2 people. Anything more it’s just rooms sitting empty and getting dusty

^ Sounds like my parents as well.
3500 sq/ft house, they use their master bedroom, kitchen, and family room. They have a three-car garage that is slammed with stuff (no cars).

Our house is 2500 sq/ft and we have the top floor which is about 1300 sq/ft with the ground level as a rental.

1300 sq/ft is ok with young kids, but once the kids become teenagers, I can see the space not being big enough. We can only host two families for hangouts and even that is tight. We wouldn't be able to comfortably afford our mortgage without the rental, so we'll have that for the next 21 years.

we went from 1200sqft to 3500sqft and it feels okay to me. Yeah not all bedrooms are being used, but we converted one to her walk in closet and the others are good for guests and chihuahua's

When we first moved in, it felt really really big.. now after a month or two, it doesnt feel that big anymore. The only thing that isnt being used as much as i thought it would is the media room. Kinda useless IMO as the family room serves that purpose more so than the media room. I guess i can turn it into a porno room and fill it full of hamsup (lude) shit, but i dont think spy balloon would approve.

My inlaws are in the same boat, they have 4300 sqft for the 2 of them and they have an extra 4 bedrooms + a huge rec room that never get used for anything. They keep talking about downsizing and then showed us a listing for a place that's 1200sqft bigger :rukidding:

Again same boat, we've got 2300 sqft and with kids we're using all of it but before the kids we were probably only using about 1700 of it. My parents place is 1700 as well and it seems about perfect for 2 people + a guest room + a little extra rec space.

The nice thing about the room is having extra bedrooms for guests

We have 3br one is a full office with built ins etc. and we used to have a very nice Costco wood frame with a queen in the 3rd bedroom but for the 2-3 times a year someone stayed we said fuck it and sold it and now it’s used for stretching and minor works outs etc. one day I’d like to get a sauna in there. But wasting a whole room on a bedroom that gets used 3 times a year didn’t make sense for us because we felt like we needed that extra 12x12 or whatever it is
