There's a lot of ways to mitigate 90% of the noise for not a lot of money. But the problem is are the builders going to do that.

A simple staggered stud wall and floor with rockwool would mitigate most of the noises.
Extra fancy options include green glue double panel drywall or sonopan, isolation channels, sealing all gaps with caulk would take it the last bit.

Do you have a contractor connect? It would be only 1-2 walls though.

I don't ATM. I have one guy who could do it, but he's old and retired and doesn't work over winter  He only works spring and summer

What do you want to do?

I'm really digging this "rancher". Kind of in the boonies just north of Victoria, but only about a ~20 min drive to UVIC or Chinatown.

Not cheap as VI is overpriced, but this looks a lot more appealing over any Vancouver special.

Might be a maintenance nightmare in the future though lol

A little too modern for my tastes with the finishings, but the landscape and the way the architecture ties into it is beautiful.

Damn, that's a beauty. That stretch of road is a really nice drive too - the house is right at the point when going southbound that being precise on turn-in is pretty rewarding, the road falls away giving you a lot of understeer.

Ugh, you couldn't pay me to live directly on West Saanich Road. Way too much of a major thoroughfare (it's technically designated Highway 17A)

The property is 1acre but outside of the little bit the house is on the rest is pretty much useless ravine-type terrain.

Dumb question but are ya driving 100 - 140 on that turn to try to induce understeer?

I never driven hard enough on city roads to induce over/understeer. Seems like you need to be 2x+ the speed limit

JDMDreams 09-10-2024 02:23 PM

It's only assessed at $1.6m. but yea I can't image the amount of bugs and mosquitoes you would have. How would you even maintain it. Cut down all the bushes? Then you got leaves falling on everything in the fall.

Nah, I'm pretty mundane on public roads for the most part. I'm not talking tire squealing understeer - more the "doesn't turn as much as you want b/c the road is falling away so you have to apply more lock to follow your desired line".

It's in a streamside development/protection area, you won't be able to cut down shit.

i'd have a panic attack every time there is a strong wind with a house surrounded by trees like that.

RabidRat 09-10-2024 03:00 PM

Not to mention w/ all that glass.

See previous comments as to why detached home ownership isn’t for most people lol

Talk about crazy. This trailer sold for 26K in 2017. they did a reno between 2017 and 2019 and now want 299k.

donk. 09-12-2024 08:39 PM

The same thing happened Maillardville/Coquitlam, they useto be 40k a pop, i think they push 150-200k now

JDMDreams 09-12-2024 08:45 PM

Why would you spend $200k to live in a trailer. Just buy a rv or build your own camper.

Some trailers/mobile homes are really nice. I guy I knew in high school lives in one and it's nice as any house on the inside.

Found a recreational property with a trailer in Birch Bay for 100k. Lot fee's are 7k a year.

JDMDreams 09-12-2024 09:31 PM

It just sounds like a massive, loss. Like literally no one buys them. There's no real appreciation and the lot fees are crazy vs condo ownership cost. Just seems better off renting a proper home. Like who wants to say they live in a trailer park. That's worse than saying you live in Surrey.

i mean it's different. a trailer like that one is the size of a good sized 1 br apartment. if you buy an RV you're basically in a tiny home. i think the price is absurd but what is the alternative if you want that kind of space? you cant buy anything else for $200-300k in squamish. on realtor.ca that listing is literally the only thing under 350k.

JDMDreams 09-13-2024 07:22 AM

I was at Cypress look out last weekend and saw some van life couple cooking their dinner in their sprinter. I think something like that is doable for $50000, it's way cheaper, no monthly pad fees and you can move to the best view everyday if you're about that life.

unit 09-13-2024 07:54 AM

ya man, not having a toilet or shower sounds fucking sweet.
