Worked on a prefab trailer (not for resi) previously and they did have their own in house trades. Wouldn't really consider any jobs being taken away in that context. |
I looked into get a prefab house before we bought this McMansion. Specifically “steel framed” prefabs but they were quite expensive. Like a 3000sqft prefab was over a 1.5mill and a design that was quite boxy. Majority of the designs seems to require a modern aesthetic with flat roofs and minimalist interior. Ultimately it didn’t seem to make any sense from a price point. The only upside was they were able to erect the home in about 6-8weeks instead of the usual 1.5 year build. |

If you watch the video Manic posted, the guy mentions the per sq/ft price and based on the square footage of the one he was walking around in, that particular one is $400,000... I mean it's not cheap by any means especially when you factor in the land cost you need to put it on. |

prefab is fine.. theywill sell it like crazy if they hit at the reserves. JUst have ot ensure it's fully insulated. |

Spoiler: their trades aren’t capable of it. Edit* fuck so the assessment on that house only went up 530k from 2023 to 2024, which is when this house was built, so the “improvements” in the assessment are the entire new home? Lol like even with a hack job build how could anyone have come ahead on this unless the person who built the new house owned the property previously? So at 4600 sq ft, for a 530k gain, the COST is like 115 a sq ft? Lol wtf |

The thing is most “designers” aren’t actually designers, they are trained in interior design and color palettes and placing trinkets and winners photo frames around to build a half ass aesthetic etc. not like any of these homes would use an actual “designer” anyways. The nicest, most expensive, home I ever worked in 20+ mill on top of the British properties never had a “designer” during the entire build phase, they had a full fledged architect building spaces for the customer in terms of finishings etc. Most people could go on Pinterest and do what a typical “designer” stuff |

They had an entire floor (roughly 2500 sq ft) dedicated as a shop to build custommill work, think along the lines of curving 8-15 individual pieces of trim to contour specific shapes in the library etc.) stuff that was insanely timely like doing a couple cranks a day in clamps that would bend these pieces lol This guy also was adjusting individual LED lights to highlight specific concrete features in the outside stairs etc. it was completely over the top but that’s what you get in these ultra high end builds 20M+ and 3-5 years of construction |
I’d agree. There are a lot of designers which describe what you say, complete with insta page. We’ve hired a designer for our complete build. She does it all, works with the engineers for structural issues obviously. But her knowledge is quite vast. Don’t paint them all with the same brush. She’s worked hand in hand with an architect for 20 years but works on the side as well. |

…. But I think the point goes back to design. Architect or designer, you still need one that can make a visually appealing, yet efficient space. It’s an art…. And not everyone is an artist. lol. But classic buddy guy mentality is cut a few dollars here, I can do it on my own. I’m the same way, and I have a very artistic brain. Design particularly. It’s pretty nice to have someone worry about it though. My life would be consumed in the intricacies of every decision. |
