Every townhouse is 2 bed+, usually 3-4 bed. It would be a dream to have a 1bed townhouse with attached garage without the 800k+ price tag.
500sqft living space+ 400sqft garage :sweetjesus:

From a developer standpoint, it does not make sense.
From a single person, or couple + car enthusiast, woodshop, home gym, whatever your into, it would be amazing.

Is this what you're looking for? lol

That unit is ideal, the garage is actually quite large for a single port assuming its actually 14x17 and not 11x14
Price does seem high tho, an extra 75k gets you 2x sqft + double the garage space.

JDMDreams 09-21-2024 02:20 PM

Yes the first one is kinda stupid only enough room for one car, which isn't enough for car guy, no driveway parking.

The second one can you even your car door when you park? Which is a no for car guy.

whitev70r 09-21-2024 02:34 PM

Yah, 2nd one, I think I was mistaken, it's a typical parking spot in an underground garage. Not your own private garage.

1st one, c'mon JDMDreams ... that's a pretty unique find, now you want a 1Bd, 1bath, double garage ... lol. Don't think they designed it for a 'car guy'.

https://www.realtor.ca/real-estate/2...venue-richmond

1250 sq-ft with **5** parking spots.

(dat strata fee though... )

To be able to live on the West Side.... damn.....

Badhobz 09-21-2024 07:56 PM

Lease hold though…. 99 years. These always have a lower value.

whitev70r 09-21-2024 08:21 PM

Wow, 1 bedroom for $850K !! That's cray cray nutz!

I heard on the radio that you have to pay the 40% back, interest free? Is the hope that in 25 yrs time, that $850K condo value will go up to $1.5M?

From article:
Eby said the 40 per cent from the province is not a grant or ongoing subsidy, but financing that is to be repaid at the end of 25 years, or when the owner sells.

westopher 09-21-2024 08:59 PM

Those just seem like they increased the prices by 30% before they give you 40 off

JDMDreams 09-21-2024 11:02 PM

I skimmed it and everyone on RS is too baller for it. I think the income cap is like $140k so it's poor people only. :troll:

Badhobz 09-22-2024 06:09 AM

psssh i wouldn't wanna live in a subsidized neighbourhood. what is this?! the projects!?

fuck that, thats ghetto.

Wake up in the morning to come downstairs and have this awkward conversation in the elevators.

68style you finally put your condo up for sale?

whitev70r 09-22-2024 07:18 AM

Would you do this? Nice retirement home for the day when you don't want to walk up and down the stairs to do laundry, all kids have fled the nest. A 2 bd, 2 bath, duplex, 1400 sqft rancher in the Steveston area, on Railway. Ranchers are hard to find. Small garage, $420 mthly maintenance. Nice neighbourhood, nice little yard that is landscaped, close to dyke. Bit steep at $1.4M ... would be nice at maybe $1.2M?

GIZZ 09-22-2024 09:05 AM

The Rmd condo. 5 parking spots and no pics, that can't be good. Maybe they aren't next to each other.

Qmx323 09-22-2024 09:26 AM

LOL

5 random parking spots "Small Car Only" in between 2 Age 60+ Camry/Corolla owners.

Not yet!! Coming back soon to drywall and paint it, then I'll be doing that.

Mine actually has 2 side by side spots that are huge and between 2 concrete posts so nobody is next to you to door ding. I was using a total of 5 spots in the building though lol

bcrdukes 09-23-2024 07:14 AM

Not sure if selling condo or the parking spots. Either way, one or the other is a bonus as part of the sale. :troll:

68style 09-23-2024 08:04 AM

The real bonus is basking in the greatness of 13 years of my shenanigans within those walls

CRS 09-23-2024 10:12 AM

I'm the Realtor for this listing. Due to privacy of the owners I did not post the pictures online. I'd happily share photos with interested buyers.

Two are side by side, one is directly across the two. Two others are super close by, all near the elevator.

The chances of having 5 side by side is almost impossible for a condo. I did see 4 side by side in Coquitlam I wanted to buy myself but that unit had a horrible tenant I wasn't interested in dealing with.

Badhobz 09-23-2024 11:01 AM

Sellers have been Canadians earlier than I have. Spots were affordable during presale in 2007. Two of the spots are rented out to neighbors.

Lol damn haven't been on RS in years.
