Would it be possible to remodel the garage/house of this type by house by building some sort of enclosure so that you can walk into the house without getting rained on?
Maybe this picture shows what I am referring to the best:

The lots along that part of Vine are also a little short (99') which plays out in the layouts and yard space.

They get hidden very effectively with an adblocker but I whitelist it.
I mostly use Zealty's map search. It remembers your filters pretty well. I don't find the list search particularly helpful.

[IMG]  [/IMG] | Not sure about other cities, but Surrey's stance is as long as it's not enclosed and overheight, it's non-issue. A neighbour of mine did similar things but wider and connects main house to his garage and workshop (two separate buildings on two separate end of his lot).

i know that in surrey you can have a greenhouse/shed built as long as its under 100sf and then no permit required. the thing is they also don't allow you to build it within 3m of a dwelling, presumably because they don't want people to extend their house by adding bedrooms. so following that rule at least here in surrey, you wouldnt be able to join it to your house without a permit. however since it's a non enclosed structure it could be totally different.

Non enclosed extenstion is not bad ... you won't get rained on but you still can't go out there in your PJ's to get something from the garage without freezing your butt off. That is one thing good about TH's vs. detached garages.

I guess I'm in the minority but I love my detached garage. It more of a separate "shop" though, and has no "house related" stuff in it. Can make noise all night without worrying about disturbing the wife & kid.
Maybe orientation/placement on the property makes a big difference. Mine's located in the back corner of the property with the garage door opening up into my yard/deck area. In the Spring/Summer I'm constantly farting around in the backyard doing various things so I'll just have the garage door open with my tunes on, and I'm in-and-out constantly. It really makes the backyard itself a much more useable space.
If it were attached to my house at the front of my property I would probably never use it. (What's funny is that I have the old proposal blueprint plans for my house, and it showed a dashed "proposed garage" as an attached garage, I'm so glad they went detached instead).

I am in a detached garage, its actually quite good for wrenching on cars as I don't get shit for doing ugga duggas at 2am.

I think detached garage is the way to go. It's nice to have separate building that one could be as loud as they want without disturbing the ppl in the house.
During our big reno, the one thing I asked the designer was to either separate our garage or build me a workshop so I can do whatever crazy things in there. I have a small CNC machine that I use to make custom shit and wife always complain the grinding noise.
When the house is done, I could have the dream workshop that I always wanted.

i can run my table saw and my wife can barely hear it unless it's in the middle of the night. also it's nice that it's attached because now it's just a few steps from the bathroom to wash my hands, etc.. i suppose if you have a sink or better yet a bathroom in your garage with a hwt that's pretty nice too.
