It was Thind and there's a developer from China that's foreclosed on a few properties along Cambie and Oak. Westbank might be another developer in trouble, I wouldn't want to be left holding the bag for the Oakridge project.

I wonder how the Metro Town Concord is doing? The tower went up pretty fast, also Southgate City is like a dead zone, the third tower looks finished but doesn't seem to be occupied yet.

So it looks like developers are going through some difficult times. But that should mean more trades people would be available in the market to actually do (repair) work, instead of all getting pulled into building new constructions.
Wouldn't that be the logic of how things would work?
Assuming that's the case, I would actually welcome this shift. It is always a nightmare to find someone willing to work on home maintenance stuff cuz everyone just seem to be so short staffed.

Trade guy logic:
Homeowners are bottom feeders, so they all work new construction / commercial service.
Economy slows down, they get laid off.
Forced to deal with home owners so they can still afford beer and hookers
Economy picks up, cycle repeats

Anyone have insight on how much a standard double car garage would cost in the GVRD. Looking at 20x20 or 25x20

Economy picks up, cycle repeats | Yup, why deal with homeowners when one can just deal with clean new materials and not have anyone looking over your shoulder. Get in get out get paid without having to deal with any customer service hospitality BS. Quote:

I dunno about other people, but I am always super appreciative of trades people coming in to help me fix the stuff that I lack the ability to fix them myself.
Yes, they are doing this for money, and they are charging you for the work. But why would anyone want to be "not nice" to someone that is helping you fix things? You'd be stupid to do that, and the handy person could easily just do a subpar job to get it fixed (for now) and screw you over if you piss them off one way or another.

They are just assholes that think they are better than those doing the work, and often are delusional that they can do a better job, but it’s just “beneath them.”

Anyone have experience with being a buyer and renovating before moving in? We have vacant possession and the sent the sellers the form that we intend to move in after purchase to evict the tenants. https://www.ctvnews.ca/vancouver/art...nts-36k-court/

^ I recall reading news articles about delayed move in or not moving in at all. Both cases were a too bad so sad4, pay the 12 month fine.
1 was delayed because the parent going in ended up in hospital.
2nd one, son was going to move back home, changed decision and got put back on the market instead of waiting the 6 months off market.

if the article is true, just another reason why owners wouldn't want to bother to rent out...
sounds like the intended use (father/son) to live in was met, if the guy was doing the carpets himself so be it, it wasn't the purpose of renting it out for more $, which is the spirit of the rule was meant to protect, not give tenants a windfall.
good lesson learn for all then, just move in, and slowly and awkwardly change carpets room by room i guess...

ouch, fined $36K just for taking 2 1/2 months to put in the carpet? Guess the tenants must've hated the landlord to make a complain like that.
But then again, it took 1 guy just a few hours to put in new carpet for my 3 bedrooms upstairs.

For $36k, it's worth the trouble to gather the info to mess with your previous landlord. It's not RS baller income, but it's a decent return on your time invested.

I'd also sign up for Internet and hydro so that there'd be proof of utility bills, and have the primary mailing address changed to the ex-rental place just so there is a paper trail documenting things.
