our family had an interested buyer for our house for a good price then the 15% tax came on and scared the buyer off, he wasn't even a foreginer, he was just scared the prices of houses will drop. well , i like this place better than the place we were going to buy.
well he was probably right wasn't he?
i mean prices have been dropping since feb but they did dip noticeably after that tax came into effect.
^ sales has been stagnant and same for transactions.
I can't say the prices have dropped; real buyers are able to now walk in, offer zero subjects and lowball even better using the scared tactics that the market is going to drop.
I cant speak for the sales transactions but housing prices are slowly creeping down. I was looking to buy and am monitoring a few properties in Richmond.
A detached house went from $1.4 to 1.3. Townhouse went from $740 to $690, and an apartment went from $440 to $400
haven't seen much talk about condos. i'm looking to purchase a presale around brentwood. should i wait for the market to stabilize or is it still a good time to buy? i'm seeing $500k houses in surrey for 1500sqft vs 500k condo in brentwood for 900sqft.
but then you would have to live at "Surrey by the Sea"

But everything is changing. The old trash is cashing in and moving away, as seen in many places from East Van to Langley. Hell, even bridgeview in Surrey is cleaning up with new homes and subdivisions to take over the old crack shacks.
I drive around Whalley often (for non prostitute reasons) and the number of development signs up on properties is amazing. That place is going to be unrecognizable in a few years. Which is a good thing.
For the price of a Vancouver crack shack you can have this as your back yard in Nanaimo.
Living in Nanaimo is like sitting in the nosebleeds while watching the game of life, and it's capped off by the fact that you have to take a 1.5 hour boat ride to get refreshments at that game.
You'll get a lot of people sitting in those nosebleeds, who will tell you it's still better being at the game. But in reality you could have seen the game much better sitting at home on your couch.

I'd move to nanaimo in a heartbeat (hell anywhere on the island) if the work commute was a little easier. Growing up in Victoria, there is no need to go to the mainland. In fact, some might argue the ferry keeps the shitty part of the province away
In fact, I'm typing this on the ferry as we speak because I was on the island putting on my new cylinder head. I did this on my friends 5 acres, purchased for less then a studio apartment in surrey.

Yeah the fucking islanders have been very vocal about that. Personally I think the rest of the province should stop subsidizing the ferries for them if they really feel this way. Then maybe they would shut the fuck up and we could just build a bridge. Fuck them.
Like the fucking idiots who live on Hornby and Denman island:
"No you can't build a bridge, that will kill the quaintness of our community"
And then in the same breath: "No the ferry has to run a dozen times a day, regardless of how empty it is, so that I can get back to real life quickly whenever the need arises".
And thus BC ferries hemorrhages money like they are Greek or some shit.

When I bought my whalley condo in 2008 that was the thinking then.
It's come along, but a stones throw away is the epi-center of like 80% of the shootings that have happened in the last 5+ years lol
Also the fucking bridgeview houses are going for like 700-800 which is complete insanity. An old friend of mine sold the house he inherited around there, a 2000 sq foot rancher with a basement for like 720 in the midst of the craziness. I wouldn't live there for 400.

When I was shopping presales >3 years ago, SOLO phase 2 was selling for 550k at least for a 2br plan. If you're getting 500k in Brentwood now for 900sqft I'd probably jump on that if the plan/builder/everything else suits you.

If market crashes, no
You're random number is already way off. And you also seem tohave answered your own question. If you can afford 600k and they're selling for 600k, then go for it and get a roof over your head
You are only a month past what was absolutely definitively the worst time history has ever seen to get into the condo market.
Is it going to get better or worse? Let me get my crystal ball........

Honestly, it sounds like you need to decide what you want. A house and a condo are 2 very different things. What are you looking for in a home?
- location
- age
- square footage
- interior
- potential for appreciation
You can't have it all. Pick 2 or 3 from the list and go from there.
Just went and looked at a 4500 sq/f Mansion in West Van to rent. Might re-enact 3 men and a baby with some friends for my last year before putting a ring on it.
Jacuzzi tube, Fresh prince of Belair fountain outside. Double garage.
Sounds like trouble. We certainly couldn't afford to buy these places, but rent is reasonable!
