Half the time those buddy guygal security guards are just wearing empty plate carriers. There's no soft kevlar or plates in them. My airsoft carriers with foam plates look more intimidating.

I know 1 BR arent worth it but holy crap look at this listing in Whalley - $334,700

I don't think I've seen a listing that cheap since like the rundown ones at Minoru. Funny how I don't perceive a build date of 2009 to be that old, but 1999, 10 years ago to be ancient.

We talking about the building on Alpha?

Yeah i'd say $0.67/sq ft is on the higher end for a 2021 build. $.50 is probably low end, and $.75 on the high end.

It's imposible to know what's driving it without looking at their budget.

It could be a ridiculously high insurance premium (that's my guess), as a result of a couple claims. Or maybe elevator repairs. Or they are catching up on contingency contributions. Maybe they are doing a big project this year like interior repainting.

But if I had to bet money, it's the insurance.

i mean pretty much everything has gone up. Snow removal, garbage and landscaping increased at least 20% within the past 3 years, and they are still doing the same half ass job.

The landscapers are cutting no more than 200 sq. m of grass and trimming a bit of hedge and trees. $700 for no more than a hour on site with 3 buddy guys. EVERY TWO WEEKS.

Personally not a fan of having 2-3 homeless behind a bank / fast food chain right outside my mom's garage. At least 1 interact with me every time I wash my car.

Then I come home, there's 1 in the park, 4 on each corner of the block.

Walk through central park and there's 2-3 in the forest with a pile of garbage / suitcase explode/

Drive to tnt metro for groceries and there's another 2 in the parkade in between p2 and p3.

Grab a chun chun hotdog and there's 10-20 under the bridge at skytrain.

I've seen actual dumps taken in downtown, they use the pillars as a back cushion, it's nuts to see live.

Another time, someone shat themselves while at a casino and he shook the poop down his jeans.

We go to Central Park pretty frequently, and I'd have to say I rarely ever see what you are seeing. There might be a tent pitched up (obviously by a homeless person, instead of just a regular park visitor) somewhere on the grass or near the trees. But I have yet to see garbage piles and exploded suitcases.

Is that in the smaller trails? or just anywhere in the park? Granted, we don't really take the small trails.

Same thing for Metrotown T&T -- I usually go there at least once every other week, and I can't say I've seen any homeless people hanging out anywhere in the underground parkade. Esp in the warmer months, the underground parkade is far too warm and unpleasant with all the exhaust fumes.

Gerbs spending too much money on mushrooms, sees what really is a nice old lady, but to him, is a homeless person.

I do about 25-50,000 steps there a week for general health. 100% of the time it's in the smaller trails, typically on the north side. It's there week over week, it doesn't get cleaned up the next day or end of week.

It's 1-2 piles of concentrated dumping for a park of that size, pretty reasonable.

The main walkway loop is fine.

Crazy thing, last month at pitch and putt, there was a homeless dude in the ditch by the graveyard. He was spewing NPC quotes as we got out. When we came back, he was still there but under my exhaust pipes. Luckily he was a friendlier white NPC, just kept saying Korean and China in Korean. He tried to stand up from under my car and then fell back into the ditch cause he was really high or drunk.

No one’s a fan of it, but that’s the reasonable solution compared to 20000 of them taking over downtown. You can’t become not a drug addict when you’re in a sea of drug addicts.

Man, I think it's bad when I see 1 on each block when I'm on a daily commute.

Then you realize there's 20K downtown lol, that's enough for 1 on every street in lower mainland. If we spend $30K on each of them that's $600M a year!

in elementary school in the 80's 90's you could ride your bike to central park, go off on the side trails or open wooded back areas where i guess is for BMX / mountain type stuff to ride around. Never would i walk there these day or be comfortable having my kids there.

garbage, clothes, etc, also i think that's where that one girl was murdered.

The murdering of the girl wasn't a bum or a druggie though.

I've done plenty of riding through the side trails in the 2000s, we rode through Central Park at night in pitch black as well.

I would still have no problems bringing my kids during the day, but night time would be a no go for many reasons.

I did that in 2000's, I remember going up and down the steep ditch by the skytrain. Falling, getting stuck and crying at 10 lol

Some of you guys are delusional, it makes me wonder how many here have even visited a metropolis city before.

Homeless is up everywhere, it is a tale of the modern times. You'll see this in cities in the US, Europe, and Australia. This isn't the 2000s anymore, COVID, job market changes, inflation, the exorbitant costs of housing has created a massive effect everywhere, not just Vancouver.

Of all the cities I've been to, coming back to Vancouver I'm still marveled by the cleanliness and overall stability of this city, this place is expensive as fuck, but you won't find many nicer places in North America.

Somehow, this question came up in my mind after reading the riding in Central Park at night question.

Back in my highschool / ugrad days, of course I had made out with girls in my car at some sort of parking lot / side street before.

But if you were still a HS / ugrad kid now, would you still feel safe to do the same?

Of course, I understand that when you are a horny teenage kid, safety may not be very high up in your list of considerations, esp when "an opportunity presents itself". But objectively, how safe / unsafe would it be now?

You're absolutely right. I was in LA recently and if you wanna see homeless, go look there. holy shit, everywhere i went. me and that latina girl were basically tripping over homeless people while we slowly walked to this fancy restaurant in long beach. She didnt even notice them. I was like uhhhh this place is kind of sketch? she's like no its very safe around here. this is ritzy compared to some part of LA.

Shes not wrong, i went down to the OC afterwards to do some shopping for the wife and even down there, there was homeless weirdos hanging around the beach and malls. How dare you pollute my airspace peasant?
