I would say Richmond, North Van and West Van are pretty clean.

Surrey is huge, obviously there is going to be a lot of shithole areas, just like there are a lot of nice places in Surrey...but people don't talk about that lol

Not everyone can to live in Vancouver or the surrounding area so they live further away where rent/mortgage prices are more reasonably priced in relation.

no, don't think there is an area,

and have you seen No.3 Road past blundell going south.

Homes there are 1mill+ still. a few yes. but no.3 is a really poor man's Robson. There isn't any DTES there.

i also don't know what lack of greenery you're speaking of.. have you ever heard of green timbers or bear creek park?

to answer OP's questions,

1, Surrey is mostly an immigrants city. As a result, most of them will work in the booming industry (back than) and a pickup works much better than a seden.
2, 3, you see where you live. Go outside your neighbourhood. Oh and I am sorry too lol

Surrey is titled 'City of Parks', so not sure about this lack of 'greens' you talk about. Also as other posters said, Surrey is huge, largest city in Metro Van in terms of land area, and second in population (and ever growing) so obviously you are going to have good areas and bad areas, just like Vancouver.

Whalley and parts of Guilford and Newton are poorer, while areas of Fleetwood, East Clayton, Fraser Heights are more upscale, and then you have Panorama Ridge and pretty much all of South Surrey which are also good.

People who slag Surrey have usually never stepped foot in the city and are pretty close minded so there is never a point in discussing the matter.

Like others have said, every city has their good/bad part of town. I live in Vancouver but have friends who live in Surrey and I actually love their neighborhoods. If my workplace is closer to Surrey, I wouldn't mind considering Surrey as my next home.

As far as greens go, I think the OP was referring to big tall trees and grass lining both sides of a typical Vancouver west side street? Something along the lines of:

going to Surrey always had a different feel than the rest of BC... really does feel like going to the USA.. especially a crummy area of the US

i think it has to do with its architecture and to a lesser extent the population (cant really describe it either hah)

Those are very old styles of streets, something that for the most part became extinct in new neighborhoods after the world wars in the 50's. Because Surrey didn't start really growing until the middle of the 20th century, that is why you don't see that style of street architecture/urban design.

Today though, in areas such as East Clayton (68th and 188th area) they have tried to re-instill this type of imaginary tradition back into the urban landscape. The thing is though, that you need decades before those trees are going to reach a proper height and maturity to give you that distinct look. This was the only picture I could find online of the Clayton area, but you can get the idea
