You guys need to create a compilation of stories and make a book out of it, kind of like Shit My Dad Says. I'd personally buy a copy LOL. All this stuff is gold, and your stories never disappoint!

Wow, this thread is awesome. Thank you Gridlock and dinosaur for your awesome stories. I really enjoy them. Please don't stop. I especially like the insight that the two of you provide in what you look for in tenants. Since you're also the handy man Gridlock, it must save you a lot of time (and money) to resolve issues. Both of you take pride in your work - dino, you must really document your shit to take it to those shitty tenants. Well done.

I agree that changing your tenants can be a good thing. It weeds out the bad ones (ones with no money). I think it's actually a good practice to raise rents every year. The ones that are too busy to actually complain are the ones that don't fuck things up and have income. Once they leave and the place isn't renting out, lower the prices again. If they ever get too low, aim for short term or monthly tenants and raise the rent every term or month.

i do not really see the problem here? besides the fact that she calls a lot. but that was only when the water was leaking? and isnt that your responsibility to fix? and messing with her about not knowing what a plumbing snake is? thats not cool. if that is not within your job description then tell her that.

i sympathized with every other story you posted, but this one seems you werent being a very good PM. and if she is bi-polar, surely that isnt her fault?

unless im missing something here?

@gridlock That's true. I know exactly what you're saying. Sometimes at work you get super annoyed at a particular customer, in your case a tenant and sometimes you react in ways that you normally wouldn't act, etc. Everyone is human.

So, for people who landlord professionally or amatuerally, is there a way to run credit checks? My stepbrother is renting out a suite he's got, and is worried about flakes and the like. The only thing he can do is check employment and personal/landlord references, but it'd be nice to check finances too.

If it's your place and u want to do everything to protect your property... you can full out ask for copies of t4's/sin#'s everything. Might make it harder to rent but it's up to you in the end.

Huh, landlords can't do much with renters' T4 or SIN, why ask for it?
