Many many years ago, I sold a red Taurus SHO here and a guy in Red Deer bought it sight unseen and had me drop it off at a railyard to be shipped there haha... I often wonder if it's still around.

What's wrong with Calgary traffic? I mean our traffic is pretty bad here, buddy guys constantly crashing into bridges. :lawl: I was just in Toronto and it's even worse there.

Interesting to see what your typical house looks like in Vancouver in say 10 years...

After much work by @CityofVancouver
staff and the development community, the MultiPlex Report (allowing 4-6 homes on most RS-1 lots, 60% of the buildable land in the City) is public!

Staff Recommend Council:
•Add multiple dwelling as a permitted use to allow the construction of multiplexes as a new housing option with additional units and density;

• Require either a set-rate density bonus payment, a below-market homeownership unit, or secured rental housing for the opportunity to access additional density with a multiplex application;

• Extend passive house incentives to the new multiplex option and simplify the existing passive house regulations;

•Reduce the maximum size of new single-detached houses;

• Increase the maximum size of new laneway houses, and simplify the laneway house regulations;

• Reduce the number of zoning regulations that apply to RS residential zones; and

• Consolidate the nine RS residential zones by rezoning areas zoned RS-1, RS-1A, RS-1B, RS-2, RS-3, RS-3A, RS-5, RS-6 and RS-7 to a new R1-1 Residential Inclusive zone.

It's a good start but the financials on it are still pretty tough so what we'll likely see is that all the teardown that are happening now will transition from duplex to these 4-6plexes but we'll see only a small number more of houses being knocked down to build these.

To get more detached houses torn down to build these they needed a floor space ratio of at least 1.2, if not 1.5 (4-5 floors). If that had happened housing starts would have really picked up.

They're also making it harder to build these on the West side of town by charging more fees on the West side (higher rate, not just more b/c of land value) which is bullshit.

It's still a good start though and I hope Burnaby just adopts it wholesale rather than spend 2-3 years on public "consultation" when they're just going to end up with basically the same policy.

At the back of my inlaws vancouver special which is a 33ft wide lot, you can park three cars across and have space for all the garbage/greenbin/recycle next to the three cars. If they just add parking and then allow people to build on top of the parking that would help solve some of the parking issues, while still adding extra housing. That would definitely screw with the height restrictions and sightlines, but it would help with parking and housing.

It depends - if something is in line with the community plan then no hearings need to be held so the city could up zone anything already identified for future upzoning with no hearings. There are some other ways to not do hearings or to limit hearings (basically do just enough to comply but not to the extent they normally do).

Vancouver was able to push through the duplex rule with no consultation or even hearings. Vancouver does benefit from having its own set of rules but I'd argue their set of rules make it harder to make zoning changes.

I just want CoV to let homeowners build a duplex and a laneway. I think thats the my plan for us when we get older and its the only way my kids can stay in vancouver(if they want to).

I'm already nearing completion of my laneway house and it was no easy feat. From start to completion date, it's already looking to be two years now. Permits alone was an 8 month wait for approval.

As much as I would like a bigger laneway house, I can't stretch the dollar to make it happen :(

Class warfare never changes. A century ago, they used zoning to keep the 'undesirables' out of the west side. 40' frontages in the west, 33' in the east. Keep the riff raff and the density east, while keeping the SFH houses in the wealthy west side.

If you build it as a passive house you'd be able to build 5000sf worth of house on a standard lot for that - 1850sf ea for the duplexes and 1300sf for the laneway. Or build it as a single 3 floor building with the first floor as one unit and then duplexes front and back on top - 1700sf ea. If you do it that way you can still build a separate garage.

pretty much, i think you'll need dedicated space for a small elec.room, i don't think they'd allow an outdoor pmt it would look horrid for urban design to allow
