I was just suggesting that it would be nice to see people's networth minus their equity in their house, didn't mean to get people so worked up.

Also, how do you calculate risk-adjusted returns? (serious question)

I find it weird to not include house because there's no difference imo between someone who

Person A has a $2M Detached home - drives a $10K beater
vs
Person B has a $2M Liquid portfolio - Rents $4K/month duplex + drives a 911

Person A can easily sell his house for $2M Liquid and be the person B at any time. Probably chooses not to because having a liquid portfolio with no RE is too spooky for them or is against the social norm.

My buddy that broke up with his gf finally found a place to rent. 1bed + den downtown for $2,400 + utilities.

He said he literally spent four hours a day (two in the morning, two in the evening) for two weeks looking for a place to rent. It was insane, he said it was super stressful and felt like a full time job. He applied to about 40-50 places and he only heard back from 8 of them. Which is crazy to think as I feel like he would be the perfect renter. He also said about 20% of the listings are scams. They want upfront deposits before seeing the places and the common one is, "I'm not in town right now, but I need the place rented...".

But my point is that it would never end: you could take it so far. I listed all kinds of other angles (in sarcasm), not because I think we should actually go to that extent to define ballerness, but to say that there's so much more than you're saying, to truly gauge the extent and sustainability of someone's financial capacity. At some point we have to draw the line and say we're on a car forum and defining Net Worth the way that literally everybody else in the world is just fine. We're not in the business of Mergers & Acquisitions lol.

But anyway, I don't even agree with suppressing equity that's in someone's home, that just doesn't make sense.

I hear you that you're saying "assuming everyone here is unwilling to use the equity in their principal residence for leverage because no amount of risk is acceptable when it comes to the home you live in, (despite a mortgage somehow being a-ok though) then what is left over, because that's what I count towards ballerness."

But not everybody thinks that way. My parents think that way, your friend's parents think that way, and you think that way. It's a conservative heuristic that'll save you from making frivolous purchases against your home, which is great. But it's not reality.

That kind of thinking is kinda like how Windows will hide system files from you unless you know to unhide them. It's to prevent someone from doing something dumb if they don't know what they're doing. Basically what you're doing here is saying none of us are allowed to count that disk space freed up by reducing swap file size allocation, because since you don't understand what this is, no one else is allowed to either. Doesn't make sense.

Yeah I was at JP Subaru a week or two ago and they had several on the lot available. Sat in one, really dislike the interior - I think I might even prefer the Model 3's to it.

They had a BRZ, MT, Tech Package as well that I was tempted by (it's what brought me in), but they wanted $2400 for their "Pro Protection package" (ceramic coating and rust coating... basically a markup in disguise) and with next year's MT getting EyeSight I decided to hold off.

Also had several WRX's and were offering 2.99% financing.

I do think things are shifting re: new car supply/demand. Except Toyota, where everyone is still clamouring for a Rav4 Prime/Sienna/etc...

@Gerbs I slightly regret not mothballing my dad's A4 I sold you and keeping it for myself given that I'm moving back now and the car market is shit. Although who knows if I parked that car for 2 years it probably would not be running anymore :')
