Think of how many properties in Vancouver are 3.4 million dollars, and compare that to how many people are taking home 600k household income to afford that mortgage payment.
There's a whole lot more 3 million dollar homes here than 3 million dollar home afforders lol.

China villagers who own $2m free and clear, have $500k cash in gics, buying a $3.5m is only $1m mtg. Which is do able with 2 rental units + parents income + adult children income.

Or you can mortgage it with your 20 village cousins all working at mcd, security guard, Amazon Warehouse, Uber driver.

No, they don't use plywood, but we've been satisfied with the results. In our current house, we paid just under $3K for 5 closets (2 of which are walk-in).

Are there not any smaller/cheaper places without them in the same area for say $2-2.5M? They've still got to be able to cover good chunk of the mortgage on a $3.4M place.

I just can't imagine being at the level of being able to afford something that high end and still have to deal with multiple tenants and their BS on the same property.

For a lot of ppl I think at least one segmented suite makes sense.

For me my parents live in my basement. I would always look for a house with a segmentable suite so I can keep them out of my hair.

For others, they can always airbnb it, or throw their older children into it. The flexibility is great.

The only problem I have with a lot of these builds, the suite is always built with very low quality stuff. The low quality stuff looks bad and also wears terribly.

I was just looking at all the new provisions that municipalities came up to conform with the provincial regulation. Still appalled on what they have planned. In between all the fees and stuff, it basically pushes small developments out of the question to mom and pops operation. FSR still limited. :fuckthatshit:

What they need is a simplified and unified solution that minimizes costs. As it has been announced so far from the cities, it’s a shitshow to say the least.

The norm now, especially when you factor in the culture(s) that may buy these types of houses. Some buyers don’t want tenants and might use these suites for in-law/family/visitors, others don’t need tenants but look at the potential revenue (if both suites are 2 bd suites that basement generates 4.5k in revenue a month) and can’t help themselves. 4.5k a month long term adds up fast.

With the way things are going in Vancouver and Toronto, and the less than ideal for rental laws being passed, the govt really needs to get into the public rental housing thing for the less affordable cities. Lots of ppl are actually getting out of the rental game because it no longer makes sense, and the laws don't make it easy.

Yes we preach the "can't afford it, don't live here" saying a lot here, but the reality is, a functioning city is going to require min wage or close to min wage workers and those low level workers need to live somewhere. You are still going to need the janitors, the cashier, the retail, the fast food workers.
