Yeah, depending on the rate at renewal I will be able to pay it down a lot or even pay it off. Odds our I won't pay it down (invest it instead) but I like the optionality to be mortgage free in 3 years.

I went variable, and gave up on paying extra, at ~4ish% I rather invest the lump sum payments as I think the market can beat that. + I'm pretty certain there will be more cuts cuz Canada ain't doing shit.

Inflation will pay for the % + property appreciation, I rather grow net worth.

Anyone renewed their home insurance recently?

My policy with MAX insurance is up for renewal in August.. I’m tempted to go back to BCAA with this policy and see if they can get close. The inevitable headache with BCAA is that if they jack it up next year I’ve gotta leave again..

Mine went up by ~9%. I was expecting an increase, but I wasn't expecting a 9% increase.

We switched to Family last year, this year when we renewed it went up by like 10%. Still beating Wawanesa when they wanted $4k despite being a long term customer with no claims.

The view from the backside makes it even more obvious they're connected.

Super weird. BC Assessment has this note on it: "Property has more than one structure; Property Details are for main building only" and the assessed value is only $3m so it sounds like the rear house isn't technically part of the old house even if the pictures show that it's attached.

I'm reasonably knowledgeable about Burnaby zoning rules and I have no idea where this one fits.

Burnaby.ca shows it was added in 2021. I'm guessing they applied to build to the maximum FSR allowed with that add on?

If I was the owner doing the addition, I would have done everything I can to ensure that the style of the newly built section to follow the stylistic design as the existing structure as much as possible so that everything looks as seamless as it can be.

I understand that building code and such have changed, so it may in fact be impossible to accurately replicate the existing structure's style. But still, the home owner isn't even trying here.

Just baffles my mind...

7.8million dollars!!! hahahahah what a fucking joke. you can buy vancouver west for that, you can buy southland for that, you can buy british properties for that.

are you kidding me!??!?! 7.8mil for 2 retarded houses on a ugly corner lot in BURNABY, in this ultra shitty RE market.

give me a break. Assessment is retarded, price is retarded, realtor is retarded, owner/builder is the most retarded one of all.

not sure if it's true, it's considered an add on so it bypasses a lot of permits?

Why buy 1 dump for 2 million when you can buy a double sized dump for 7.8 million? I guess?
You could literally buy an architecturally significant home with ocean view in west van for less than that lol.

It's odd as Burnaby only allows accessory buildings to be about 600sf large and the way BC Assessment sees this second house is that it's not the principal building and is an accessory building. Yet it's clearly a few thousand sf and is attached to the principal building so somehow Burnaby allowed it as extension of the existing house yet BC Assessment doesn't see it that way.

When I used to live around that are, I would always pass by that abomination of a house, if you could even call it that.

It seemed to be occupied by old school mainlanders that used every inch of their front yardage as a garden. With pvc piping and all that. How the city approved the design of that addition is a head scratcher since it was recently added. Definitely after or during the pandemic.

This house is listed as a rental a block down for $11K/month. It’s a nice place, but $11K for Brentwood seems very steep...
