Burnaby is like a place I like to visit, but not actually live in. Metrotown and golf are the only places I go.

Not sure why but I really like River Green/Richmond Oval area, a bit higher end, by the North Dyke. Every time I am there, it's quite quiet, lots of people walking the dyke to Terra Nova, wide water view, West dyke is close by by bike, amenities and shops starting to populate in the area. Not too busy in terms of traffic, don't really hear the planes (you may be able to see them), it's not like on Cambie or Aberdeen area (that whole development is so dense, and must be noisy as hell with planes).

I just automatically assumed the ones near Richmond Centre will be super pricey.

If you like it, get it. It’s super convenient area but not my cup of tea. Too many people. Traffic is bad around that area but food and restaurants are plentiful.

North van is pretty mixed demographics. It’s not a bunch of angry old whites anymore.

A lot of Persians in the West are pro-Israel. Hell, a few of them are Jews themselves. Right after Oct 7th, during the pro-Israel protests you'd see a lot of Iranian flags for some reason.

overall i generally like persians (except for in business, lots of cheats), but it's also part of their culture to be over the top fake nice.

My area of North Van is full of passive racist white people.

Neighbors are racist to my fobby wife but are so nice to me... but then I do drive shirtless pulling a cast iron bath tub down the street in my range rover.

Has anyone ever heard of Sunshine Valley?

It's about 10 mins past Hope on Highway 3.

We stayed at his place over the weekend. Nice views, hot tub, fire pit, massive garage with room for a lift, and a separate coach house above it. This was listed for $1M but there are many less expensive options. I saw several lots under development at the moment.

Not sure I'd ever want to live there full time, but as a vacation property it could be strong contender vs something like Sunshine Coast...

Roof too slanty 2/10. But it's literally right next to hope land slide so how slidy is it? Is it the well water, septic tank bs? Forest fire?
