^this house is in my same neighbourhood and is a few years older than mine but yeah roughly stable prices. Havent really dropped too too much and buyers still want seafair area.

Detached is not 2015/16 prices, far from it. We are probably just precovid levels right now, before shit went crazy. If you bought peak yeah you'll lose a little bit, mainly just the realtor fees.

If you’re in a 3 mill house that’s the going rate for property tax.

I thought you guys had crazy low property tax, like 0.18%. So shouldn't that be more like $5k/yr on a $3M house?

I'm still bitter about this. Property tax is 4x higher in Toronto, and almost 6x higher in the SF Bay Area lol.

People crying that prices were too high, now they’re crying that it’s going down. People will never be satisfied.

There are reports that developers are holding back finished units, not wanting to flood the market and really see prices crash (not good for the overall industry). Does anyone in the real estate know if this is true?

I have a hard time believing that they would hold back as most developers would want any $$$.

I can see the big devs with money to back it holding back, but the small time ones would have to liquidate everything on hand.

It comes back down to how long can they hold, as it becomes the prisoners dilemma. If everyone holds the prices stay more stable, but one moves, then the whole thing comes falling down. If say Concord, Onni, Bosa, Westbank, et la have a verbal agreement, it might hold. It's not a true prisoners dilemma as the various devs can talk to each other.

They cant drop prices on a new build - it’ll breach the financing agreement with the bank the funded the project. They can give incentives such as paying the gst or giving 2 year mortgages at 0%.

Yes, they don't want to drop, it will tank the values of the whole building, resellers and the ones who bought presale will bitch even more. So everyone is fucked, then the bank won't lend as much due to lower value
