Heck, why not just be a side piece and earn rollling watches, meals, purses on-going than only doing a 1 time deal of closing at 20-30k commission.

It's not as uncommon as you think, but it's a chicken before the egg scenario, the girls that do this were/are escorts BEFORE grabbing their RE license.

From there, they simply utilize their core of sex clients (who generally tend to be wealthier men with properties) to buy/sell for them.

It's all quite simple.

For those with rental properties how bad is the rental market right now? I was talking to a friend last night and he said he has a suite in a house in Grandview by Superstore with a vacancy that has had no inquiries for the past 60 days. 2 years ago he said the vacancy would have been easily filled in a few days.

Still strong in the okanagan. Maybe $100-$200 price reductions. Airbnb is even stronger since the new rules are in place. 10-15k per month in July/Aug for a basement suite with zero vacancy. Lots of new purpose built rentals coming online in the next year though so I expect long term rentals to soften.

Rentals have slowed in Nanaimo and prices have dropped. I bet any place that has a collage or university is going to be the same. People who bought rentals in the last few years are in for a world of hurt. If you bought 5 plus years ago you will be fine. Also seeing more apartment buildings for sale.

Not quite the same, AirBnB, you have to have it furnished. Condo/apt rental usually is empty.

I know, 3-4 days of AirBnB can probably bring in enough to furnish it but still ... what if you decide to rent it out 3 months from now?

The house we found and rented this month had been empty for months. Not sure how many months, but we got a $250 discount on TOP of the heavily discounted rate they already knocked their prices down to.

The house WAS listed for $3600 a month 3 years ago...

Now we're renting for $2400, MUCH more reasonable for this place. It was listed for $2650 and they begged us to take it. We said $2400 and it is a deal for a year lease.

Rentals 2-3 years ago were impossible to find. Fucking Indians rented EVERYTHING.

Doesn't help that every non-creative, zero-original-ideals retard decided that Real Estate was their ticket to wealth. Fucking faggots.

In the past 3 months I've done 3 tenant placements for landlords. 1 North Vancouver house for $6500 rented in 2 weeks with 10 applications. 1 2bed condo in South Richmond rented in 2 months, 1 application. $2900 a month. I currently have a studio for rent next to Metrotown for $2300 and it's been tumbleweed the past week.

Honestly why would ANYONE live here if a $2300 studio near Metrotown was on their radar. I’d choose a box on Hastings too over working full time at a decent job to live there.

Spent yesterday afternoon in Fort Langley and it's a cute little town - it was full of people (presumably getting out for BC Day) and I couldn't help feel like it's some quaint southern town with all the tree cover and traditional looking houses.

But holy hell the pricing of homes there is nuts.

Yea fort Langley is expensive but plenty of deals to be had rest of Langley or South Surrey, Abby if you're that far out already or maple ridge

I was in Victoria and surprisingly dt Victoria condos are quite cheap.
