It does not adjust downwards automatically. If you want to lower the payment you'll have to call.

The tellers can't help you. The two times I've had to adjust things I either got the branch manager to do it, or called my TD mortgage specialist to make the adjustment.

CIBC Imperial Service? I see it as a service that trys to sell their expensive mutual funds (2+% MER) in the guise that you're a special client. My replacement FA at imperial service does not even exist. Doesn't respond to phone calls or emails, but I get a black debit card that sits at home though.

Lol I think I'll do it. They emailed me back saying yes they can do wire transfers for me, no need to line up in person anymore. That was my primary dream, everything else is optional. They said no fees!

Imperial Service is a stupid and useless service. The FAs are terrible and never available.

Maybe we just have a bad one. We have been trying to switch FAs but it's like pulling teeth.

You can just call into TD's mortgage line - I've had pretty solid experiences (fast turnaround, they knew what they were talking about) for small stuff like this (asking them to extend the amortisation to the max amount)

TD's variable rate mortgages are fixed payments so it's only amortisation that changes when rates change. Some banks fix the amortisation instead (I had this with Coast Capital back in the day).

Not that it matters, because all of you have private banking prileges, but in case anyone needs to (or wants to) know, Wealthsimple offers tax filing for free*. Free as in you pay what you want/can. The only caveat is you need to sign up with them. Then again, their data can be breached like any financial institution, so sign up and use their service at your own risk.

Pfffffffttt..you only have to pay if you have less than $500k in assets, it's free otherwise. C'mon, roll the dice on some crypto and you'll be there in a few weeks.

Why can't these WealthSimple dudes get their facts straight, and see that Android and PC users outnumber iPhone and Mac bros by something like 9:1?

As someone noted before, your payment stays the same but your split between interest/principal gets adjusted so you end up paying down your balance quicker. We got our mortgage in September last year, and have since knocked off close to 10 years of amortization which is pretty sweet. I believe TD gives you the ability to lock in at any time, so I've been waiting for one more drop (pls pls zaddy Macklem) but the chances of that appear to be dwindling.

The US economy is wavering, so we might see cuts with the US Feds, if the US Feds cut then we might see more cuts up here.
