The general contractors cost, to install AC into a tower is massive.
When it comes to 1000$/sqft no AC, vs 1050$/sqft with AC, and people are forking out 25k extra per 500sqft, its a big deal.
And when theres 20 developments fighting over your business, its a no brainer to have it 50$/sqft cheaper than the next guy, just to get your business

Then, the fact that your buying in any season other than summer, people think "eh i dont need AC, its only a few weeks in summer anyways" so why am i gonna spend an extra 25k on this, when the tower next door is 25k cheaper with no ac.

Pick up a few portable units at 1k/piece, and suddenly you have saved 25-50k

A/C was a 5k add on at my place. WELL worth it.

A friend of my parents mentioned that a contractor gave her a quote on installing air conditioning in a brand new house in east Van.

Fifty thousand bucks.

That family friend declined to have A/C installed into her new home.

It was an option on the prebuild. Keep in mind the place is only 700 sq/ft, so one wall mounted unit is plenty, but it’s super effective. My place has been hovering around 20 degrees the whole heatwave.

$50k for A/C on a new build? wtf was it made out of? I paid $8k to get my A/C and furnace replaced, that included the awkward spot the furnace is in (not near a wall) and hauling the old junk out.

As an option during prebuild, it's a no-brainer to select that. An extra $5k amortized over the course of your mortgage probably wouldn't even amount to an extra $1 a day LOL~

Super jealous of that 20°C you have been enjoying since I was stuck in my 36°C+ oven the whole day yesterday LOL~

Not to mention the additional regular maintenance costs such a system requires that's no doubt passed along in the strata fees to the owners.

Yeah that seems off, I'm not saying this is the case here but sometimes a person might not understand the scope including for shit that they shouldn't be which can make their price look dumb.

We've had projects that have made insane money because especially on renovation TI's you're assuming alot of risk and you'll get those projects where everything goes perfect and everything costs so much less. You then might have a project where everything goes terrible and over budget.

We've had projects that have made stupids amount of money for the size, like some large TI renovations netting 100% profit (not usually but it has happened) and then we've had some jobs that have just been nightmares and the guy who owns the company I work for is reaching in his pocket and pulling out a 1/2 a million or more just to finish the project.

Gotta take the bad with the good.

Was this while the house was being built, or after it was done? Regardless, $50k is a ridiculous quote. In 2013, I paid $10.5k plus tax to install AC on my house that was under construction. The general contractor is a close relative and I paid every single invoice he received for the whole project.

But maybe your family friend is wishing they had installed AC given this current heat wave...

A 50k price tag, also may be if they asked for it, on a day like today.

Our office had 28 backed up calls at 5pm today, and we only do commercial, i just got home from a 6am-11pm day since im the oncall guy lol. Gonna need to upgrade from my saturn shortly

My friends that do resi, and someone calls them during 30c weather, wanting an AC installed, will usually quote x2 or x3 regular price.
Because people will pay literally anything for AC when all companies are saying "its gonna be 3 weeks before we can get to you"

My uncle had to have two heat pumps installed with 9 split units (Those are the things on the wall that push the air out of). He spent $30k installed. He has a big house. This was like three years ago, so $50k depending on the house size isn't unreasonable in today's market, unless he got ripped off?

I'm assuming your trade is HVAC? You get paid per job through your company and not a salary?

Yeah, a $50 grand quote for A/C is ridiculous for sure. The contractor gave that quote to my parent's friend while her house was being built. -not after it was done.

I guess she will have to make due with buying electric fans or portable A/C units.

What about those units that have the compressor outside and wall units installed in various rooms? It's not central AC in the traditional sense. I've thought about them at one time. My house has radiant floor heating. Not a fan (pun not intended) of it. Anyway............

I'm not a fan of these either, but sometimes you don't have a choice with what you can install. The multi-zoning functionality is nice, but I would prefer central AC if the ductwork exists for it. My brother-in-law had 4 wall units installed last year (Trane & Mitsubishi equipment) in his home (which also has radiant floor heating). It wasn't cheap, but over the weekend their bedrooms felt like refrigerators.

These are very popular where there is no central ac vent, poor access, or tough to cool with vented systems.

The install possibilities are endless, they work great, cost less to run than cooling an entire house. Or added as supplementary to existing systems that are struggling / undersized

On a side note, my god, port moody prices have went crazy this year.
Nothing under 500k, and limited selection even under 550-600k

What's the donk price for install? Please, not the price multiplied by 10 because it's currently hot. Oh and not the everyone on RS makes 250k per year price. I'm talking the real RS group buy discount price
