If you can’t maintain the basic maintenance of your home, or even have the ability to call people to do so, I don’t think you’re as “healthy” as you think

Was away for a few days and there's pages of discussion about retirees.
As much as I want lower RE prices, I don't think it's fair to punish retiree home owners for owning and wanting to live in the house that they worked for. Majority of these didn't ask for a RE boom and if they are still in the house that they've been in for 20 years, they haven't directly benefitted from the boom either other than paying increasing property taxes. The 20 year 30 year owners did not contribute to the real estate boom.
The ones that should be targeted are the speculators and investors, and I don't think the penalty is harsh enough for those that flip houses.
My parents sold their SFH after owning it for 15 years and downsized because I moved out and my grandma couldn't do stairs anymore. They gave my brother and I a chunk of money which resulted in us each buying a townhouse. I eventually traded up to a SFH due to covid and my brother moved in with his in laws and rented out his townhouse. Our old house is still there and has been flipped 3 times in 10 years.
Of the friends where I know the parents have sold their house and moved on, only one has been redeveloped. The rest have just been flipped again multiple times.
Tell me again how forcing retirees out is going to help the housing stock?
On a different note, with the cost of building going up significantly, I foresee there to be less and less SFH going up as the cost and benefit is going to be tipped eventually. To make the cost work for a developer it's gonna be at least a duplex. The munis are going to have to relax the FSR, height, and backing requirements some more as well as a front back duplex + a laneway with 1000 sqft each doesn't make a ton of sense. Parking also is going to be a challenge with the way these need to be built and transit is becoming a egg and chicken scenario.

Chances are a basement renter isn't going to buy a duplex that goes up in the same spot. You are effectively taking housing away from one lower on the totem pole and giving it to someone else who is more able to afford it.
Shits a lot more nuanced than old ppl in big homes bad.
