i'm trying to rent out my 2bed room basement suite. been up for 7 months. $2000 utilities included. nicely renovated with a new kitchen

95%+ are middle eastern or indian.

i've had multiple requests for families of 4+

definitely not as bad as the example above but i just tell them i don't want that many people living in the unit.

Oh man, there's these YN tenants above me that spat at me recently from their balcony when I was tryna see who was throwing random stuff down to my extended patio on the 6th level.

A few days ago, a druggies head got bashed in as I saw him run outta the lobby. He was spilling blood everywhere and I followed the stairway blood all the way up 17 floors to their unit.

Turns out these guys moved in a few months ago, running a trap house, didn't pay rent, owes around $4-5K in fines.

The police arrested them and kicked them out for aggravated assault but I thought RTA has to kick them out still. Kinda crazy.

Was it listed at 2k for 7 months? Cuz damn son, maybe it's time to drop the price to get more interest instead of trying to squeeze one extra meal per month.

And I do similar to anyone who wants to have too many people. "my suite is not suitable for # people." then they usually don't message me again.

For me, asking that payment must be made in post-dated cheques weeds out a TONNE of applicants because many people seem to not even have a chequing account.

Even if I just end up taking e-transfer it’s a good starting point if you’re posting an ad

$24,000 a year to do nothing *shrug*

Figure I’ve made almost 200k in rent in the 10 years I’ve had our suite with an initial investment of about $30,000. Have never had to replace a thing, spent $650 on a new entry door I installed myself, that’s about it for maintenance. Not too shabby I’d say

PP owns multiple rentals, he wouldn't do anything that would be beneficial to anyone on here.

This is the reason I sold my investment condos. Back in 2014, when I bought my first condo in YT, I was getting very qualified tenants, mostly executives. In fact, up until 2018, my units were primarily rented by exec types. That changed when social housing opened up in the area, and things went downhill fast. Suddenly, I was dealing with people who knew how to game the system.

I ran credit checks and did my own references, but that wasn’t enough to weed out bad tenants. Long story short, from 2018 through COVID, I probably collected around 6 months’ worth of rent in total. The rest of the time, I got stiffed, and in a couple of cases I even had to pay tenants to leave.

In my experience, immigrant tenants tend to pay the rent, but they’ll move the entire village into a tiny unit or sublet. Locals are often even worse because many of them know they can stop paying rent and still live rent-free for months. I also learned that credit checks and references mean very little, as some of the most “qualified” renters were the ones who stiffed me.

It’s hard being a landlord, which is why anyone buying properties based on rental income should always have backup funds, because odds are you’re going to end up with a bad tenant at some point.

All the “freedom” you talk about, you can buy 8 acres along the hope Princeton for $200,000

Seems like a small price to pay for total autonomy

Ma and pa landlords aren’t the problem. I’ve lowered the rent for two different tenants in the 10 years I’ve been a landlord

Yea if you dislike the general public so much it's pretty easy to buy acres across Canada and just live in your RV, since you did all the drugs and partying already. You just need starlink and you can do your ai job and hide from the Poor's.

Man, reading these experiences in conjunction with the amount of Indians on FB Marketplace makes you wonder if these immigration numbers are all a big fabrication, and that there's far greater rates of these people than the data represents.

It's sad what has happened to this country in the span of just a little over 5 years.

FB Marketplace gives us real time metrics that we didn’t have 10 years ago, which is why you hear more stories now. Even 10 years ago, immigrants were still inquiring about units. I’d also say the majority of Indian students don’t use FB Marketplace to find rentals. Agents usually secure places for them, or it’s word of mouth, and more often than not, they’re living in homes in Surrey that have been converted into housing units.

For example, my friend bought two houses in the Newton area pre-COVID. Each one was around $750,000, massive homes with two basement suites. Today, those same houses have doubled in value, but more importantly, he can easily house 20 students, and that’s exactly what he’s doing. He’s pulling in about $15,000 a month, and for the most part, he hasn’t had issues with tenants because the vast majority of them genuinely come to Canada to study, work, and build a future for themselves.
