If you're FSBO, then you'd have to make the efforts to market your property without the use of REW/MLS. Majority of buyers will head to those 2 websites to search for a home. Alternatively, you can offer a competitive Co-operative commission to prospective represented buyers. Unfortunate but that's the reality of things. Otherwise, to save on your commission costs, you could also enlist One Percent Realty.

Honestly, the cost of moving is a pain so we didn't drop that much but don't do free rent for last month in future.

so in future, what we will do is this. STILL send inflation increase to tenant and THEN tell them we won't raise your rent if they stay for another year.,

Cause they took it for granted as we didn't increase; lost that bargaining chip.

wow, you're an incredibly good landlord ... 1 month free !! That's what? $2000? I have never heard of that .. one month free if you stay for a year more.

If tenant asked for rent decrease, could you have countered with no increase, stay the same rent as you are paying now? Are they paying more than avg?

I mean it's a hassle for you for sure to turnover a tenant but just as much of a hassle for them to pack and move somewhere else.

I'm managing for someone so I don't make the call on this particular unit. I would normally tell them to kick rocks. My properties I'm still way below market (rented since 2018)... oh well...

Think about Brentwood and River Green in Richmond, You can easily walk down a few floors, pay the same rent and get 2 months free with free internet and get free parking. OR you can pay the same and get a corner unit.
