Closing on the new place in a couple weeks.
What are your thoughts on Title Insurance? We are being quoted $1250 for an owner policy. The internet seems to think it's worthwhile but we think it's a pretty low risk transaction (1990 home, original owners, no renovations)...

1250$ for title insurance? Why so much?
We paid 200$ (townhouse)
Title insurance is useless, until someone decides they own your home, then you end up spending way more with lawyers and bullshit "getting it back".
Havent heard of anyone locally going through it, mostly in USA tho.

During that time, my available credit limit for my CT MC account has been completely taken up, so there wasn't any meaningful room remaining for me to use the card.
I had also called in twice during that time. During the first call, I was just assured that the speed of the processing seemed normal, and that I should check back later. Another 2 - 3 days passed, and I made the 2nd call. The agent at the other end told me about the bill payment failures (across their whole system), and that I should check again on the following day.

Damn ... I heard that in GTA everything gets stolen but deeds and titles ??!!

Moving back is going to be tough for several reasons.
1. I would have nowhere to live. Housing is too expensive.
2. I would need to find a job.
I also don't have any real motivations to move back to Vancouver. I also have no employable skills. Home Depot didn't even want to interview me.

I would be so pissed. I missed the payment last year and had to pay a fine so now I always pay a month in advance now...so luckily I was spared from such an ordeal.

Some lenders require it as a condition of financing.

When we bought our place we were sold sewer back up insurance, which in retrospect seems silly. We definitely bought title insurance.
I can't remember any of these costs though.

For anyone renewing this year...
My window to renew my mortgage opened up this week and I hopped on a call with TD and got offered a 3.89% 3 year deal (vs their posted 4.34%). 3.89% is as low as I could find on Ratehub so I took the deal. I was at 5.37% and along with a bit of an adjustment on my amortisation it knocks a thousand bucks off my mortgage.
I heard from a friend who is also with TD that he was being offered 3.89% as well on a renewal (owing about 700k I think) so I'm guessing some banks are really fighting for the business right now and deals can be had.

So your play is to pay it down at that lower rate and than not worry about the renewal?
That is a fairly substantial difference between 3 and 5, must be just to stimulate renewals otherwise the difference seems too substantial
