Well... the idea was to make it a rental too for things like event/wedding so that it's at least self-sufficient without having to pour more money into it.

I went on a deep dive a few years ago looking to huge properties around cache creek/70 mile, obviously not as good of a location as this, but when I was looking you could get 100/200/300 acre parcels for a million or so. Seemed like an amazing deal for the amount of land you could get.. but then it just kinda felt like, for what?

Feels a little yucky wealthy people just amassing huge swaths of land for leisure or simply to hold it

^ had a great chat with a friend who moved from city to a 4 arce farm.

Quite smart.
1) they looked at the house / showing WITH the owners still there.
2) they had actually a 2 hour walk thru which was cool to hear the history of the house / how taxes work etc
3) came back also to learn about the "stuff" - sunk pump, security system, coyote problems and how the panic room works etc.

Now they have moved in, they are still in contact and they still call them up asking... dude.. what is this thing in the garage etc...

Properties that are on septic or have overly complicated systems that are used to the old owner can be potentially time bombs just waiting to happen

Especially wells and other things which are kind of unknowns. You get an old couple sell their home for use for a new families vacation property and all of sudden your well is running dry all the time. A lot to consider in situations like these

That cover being a vent and not a typical access plate will help to keep the water line from freezing. Depending on how close the valve is from the outside wall, might be a good afterthought idea.

i'm in a cookie cutter post van special home and both my hose bibbs don't have a shut off. i'm going to assume there is either none there or it's hidden behind drywall somewhere that no one knows :okay:

False....depends when the house was built.

for a true frost free, sure you don't need to worry about it as much but if there is an isolation valve it doesn't hurt to shut the water off then then the excess drain out.

if you have the old school drain cock, then you absolutely need to shut the water off assuming there is an isolation valve to the hose bib, then pull the drain cap and let the water drain out, that's how they're winterized and keep from freezing and cracking the pipe
