I had one condo unit where the tenant was living. The place was a cluttered mess, and I literally received no offers. So, I relisted once he moved out, kept the place empty, and sold it within a month. I've applied this approach to the last few condos I've sold, and I've never had issues.

I actually find staging really helps. Empty condos look smaller. Staging gives people an idea of how usable the space actually is.

That said, I think you have to consider the following: What's your immediate competition like? And how much traffic are you anticipating to get at the open houses? there were some days we only had one party come through. and lastly, how many days on market is the average? the longer it is, the more staging would cost I assume.

as for appliances, unless the ones you have are junky and you're competing with units that have updated appliances, I wouldn't invest there. If you do end up investing there, I'd go for the cheapest/nicest looking, and do it only so you can be competitive, not necessarily to get your money back.

first one I've really noticed (beyond the usual fake TV/art images) - I guess because they stacked them w the empty photos. They even flipped the furniture in the mirrors.

It's actually pretty convincing

On the topic of virtual staging.. anyone know why it's trendy to photoshop the TV screen with pictures of jame bond/margot robbie/topgun? And do realtors know any other adjectives than PRESTIGIOUS? No, blundell road is not prestigious!

The wife just reminded me that she hired an agent to do staging for the yaletown rental condo back in 2019. She also bought new stainless steel range and microwave to match the existing stainless fridge and dishwasher in the kitchen. She even replaced new faucets and rainshower heads for the bathrooms. Sold in 5 days.

Is Poco that bad? It seems like a good deal for 1400 sq, unless the garage is single parking cuz there's that den. :pokerface:

Railroad tracks right outside... the ground level shops across the street have barred windows, 2 of the 3 shops have broken windows/doors.... :heckno:

poco is just a little far from a lot of things and a decent amount of traffic at some bottlenecks, such as getting to hwy1 via hwy7, that route can get backed up. on the plus side, awesome bike and walking trails along the coquitlam river where this place happens to be situated. lots of natural beauty there.

Speaking of that area, every time I drive by, I have to wonder how desirable these homes will be... awkward af triangle pinned on one side by an electrical substation, the other side with the railroad, and the last side with busy Westwood St.

Also those panels are the most hideous thing I've seen and the interior photos are real amateurly shot. I would be delighted if someone told me those panels are just temporary.

Worksafe might have a thing or two to say about hosting an open house in an incomplete house without adequate railings in place.

Worked on a couple houses in the area back in the day and I distinctly remember one house being the worst hoarder house I've ever seen. Check out satellite view a bit NE of the house for sale and you'll see literal piles of junk all over one distinct property.

I used to own 4034 with my ex. The new owner made an illegal den. I've emailed strata when it was under my ownership if it was allowed to do so, they replied no, and will Not allow it.

But many units in that complex has done the conversion. Also 4034, and 4035 is closest to the train tracks, you can hear and feel the trains at night when you are not used to it or a light sleeper.
