Not sure where the last time Manic talked about Nanaimo being not that bad . . . But I arrived at Departure Bay for the first time and it went from oh not bad.. rundown small American town style to holy crap that's a lot of folding chairs.

Granted it's nothing compared to East Hastings, but seeing a whole street littered with like ten of them is still pretty shocking for the size of Nanaimo. Hell even in downtown Victoria by the industrial area, I only saw 1 fenty warrior

A good friend runs a junk removal company. My god some of the shit he has to pull out of these absolute (what once were) mansions, and the disrepair they are in is insane. It's quite sad the lack of respect these people have for their homes, and themselves.

At Telus I went into thousands of homes over a 6 year period

The average hoarder was a mid/late age single Asian person. This was typically just shit like news papers, soup containers, kitchen literally filled with shit on the counters to the point where you couldn’t put a plate or a cutting board down. Typically though where they sat or slept was cleared and it was usually OK in terms of cleanliness. I’d still walk in with muddy boots over even consider taking them off but it wasn’t just filth everywhere and bugs etc.

The worst cases were almost always white people though literally living in absolute filth where I’d just walk out. Of the worst of the worst I’d say 75% were white and the other 25% were Asian people who had legit mental illness like you should be in an institution type problem.

A lot of the Asian hoarders are cultural, and also the way they grew up. 60's, 70's, and even 80's in HK was not an abundant city for everyone, nevermind when we talk about places that haven't taken off like Taiwan, Singapore, Malaysia, etc. Even now, HK is a two tier city, those who can, and those who can't and it's very clear the moment you take a bus into the older centers.

The white people born and raised here though, not as much excuses as the post war period boomed for decades, and definitely some mental needs there.

I think more often than not it's usually someone single and can be traced back to grief, or just being incapable of caring for themselves when that person is gone. People certainly weren't as versatile in their roles in a household in some prior generations.

It seems to be a combo of culture and personal ability to adapt?

My FIL is passionately cheap, seemingly regardless of sacrifice to his family, and a mid-grade hoarder. He did grow up poor in HK. But if you look at his siblings though, they're nothing like that.

I'm guessing his brothers were able to adapt and rewire for changing circumstances, but his brain's just kind of stuck in the old patterns.

Last flat/lowering of values time was like 2010-2014ish I think? I remember I bought my place in late 2010 near the bottom but it actually did go a tiny bit lower still in the 2011-2012 time

When I bought in 2015 there was definitely a dip. Nothing massive but we got 20k off on our presale. Paid less than half of what we sold for in 2024.

Once the power in our condo in North York got messed up, and after Toronto Hydro fixed it each unit breaker needed resetting. It was Sunday so only one (TFW) concierge, when I went down to pick up a package there were like ~5 older Chinese women upset and harassing the concierge because they still had no power.

I offered to go to their units to reset their breakers. 3/5 units were exactly as you described. It was like... "clean" hoarding. Piles and boxes of the most random useless stuff, stacks of takeout containers, etc... with like a little path to get from the bathroom-kitchen-bedroom. It was pretty sad. I had to move piles of crap out of the way in one unit to even get to the breaker panel.

This was in a decent condo building in a relatively nice area, too.

I'd say now is another dip, granted still expensive, but looking at sales prices, it's solid considering the prices are flat.

Wouldn't be surprised if we see things go flat for 5 years given our economy and jobs.

It's been dipped for the last 2 years since rate hike. If they do another -0.5% in June that might cause a mini summer rally as it seems like rates will bottom out for now in -0.5% to 0.75%. it doesn't seem like the shit will hit the fan as Trump is trying to get deals done. Tariffs will die down to 10%. Equities are recovering so the people who have money to buy will be in a position to do so. They might not buy for investment, but it's the buy to live in buyers.

$400 a sq/ft to build seems pretty cheap for a modern and technical house?

It's pretty crazy that it doesn't need AC, I'd have to see it before to believe it. I'm be scared to not have a HVAC unit in a brand new house and the summer time rolls around and your house needs it.

Lanefab is doing an open house of the net zero (passive) fourplex on May 24th - it's at 4263 Elgin. I think I'm gonna take a look - not building myself anytime soon but my brother might and if my parents or in-laws ever downsize we might redevelop their properties for the next generation of kids.

My dad was the hoarder in the family. We did a massive purge of all the crap before the pandemic. We rented a 20 yard dumpster and filled it. My dad passed away last month, and we were thankful we didn't have to throw his shit out because it was already done.
