Station Square has a ton of studios and 1 bd, the only saving grace is probably it's proximity to the mall and skytrain.

I sold my 1bed+den in pomo last year for 600k

Identical units selling for 500-540k now.

I dumped that money into a townhouse within 6 months, and many townhouse complexes in tri-cities are also down 10-20% since a few years ago.

Here are samples of what you can get in the $600-650K range, both built after 2016 with AC, I think with deflated prices, you gotta go 2 bedrooms now. Both maintenance is > $500/mth. 1 Bedroom is pretty dead end.

I'd avoid the tomicki one. Lived there for a year while our pre-sale was being constructed. Poor quality build and so many shitty neighbours. Constantly have to deal people spitting in the elevator, throwing trash all over the place, to damaged parking gate from c-lai drivers.

I'd avoid both of those. The Alpha one is built by THIND and I know a few people in their buildings around Alpha/Beta and the build quality is horrendous.
