510$ and 550$ for 2 bed is pretty standard, especially if they have a pool that 8/200 people use. Maybe the complex is also pro-maintenance.

When we viewed townhouses, obviously monthly fees were a deciding factor, it was easy to tell the complexes that are falling apart (cheap fee), vs the complexes that are in amazing shape for their age (mikemhg / high fee)

The place we bought currently agreed on a 10% yoy increase in fees for the next decade, just so that there would be no special levies.

South Granville is the quietest I’ve seen it, even in front of the former SROs.
DTES looked pretty quiet, half the size and ppp compared to 2020/2022 when I had to go get my stolen bike back

Not sure how often you’re DT but it does seem to be less bad lately. I’ve been on Granville a couple nights this month for concerts and it’s seemed much more normal down there

Agreed. I went DT for the first time in a long time on Monday. I only saw three crackheads between Vancouver City Centre and Northeastern University - all at the London Drugs lol. Not bad.

Where did the aggressive crackheads go? This one guy I saw was high as balls laid out on those circular imprints at LD lol

My anecdotal observation gives me the impression that they're more spread out now. I was visiting an auntie on King Ed and Arbutus and one was sprawled out in her alley - the guy's pretty far away from stores / amenities so I'm not sure how he ended up there.

Honestly that’s what needs to be done so we don’t create some massive homeless community downtown. When people are surrounded by that it’s impossible to pull yourself out of that pit. Shelters need to be spread everywhere but the nimbys believe that if they shouldn’t have to deal with it because they spent extra to live in kerrsdale.

That's generally what happens when the economy tanks cuz of tariffs, housing start slowdown, lower services revenue because of less immigration.

Not saying any of this is bad, just greater forces at play than any politics can really control.
