This is disgusting and a waste of people's time. Digital staging is one think, AI staging is a complete gong show.

Excuse me the whole “profession”, if you want to even call it that, is a shit show enterprise where these scum of the earth realtors do basically zip and collect money. The house sells itself. There’s nothing they can say or do to influence the value of the property.

It is what it is. The bigger scammer you are, the more clients you have it seems. But luckily it’s in phases and top realtors only last a few years. Where’s that morning Yu bitch nowadays ? Or Pansy whatever

RabidRat 12-10-2025 07:29 PM

AI puke aside, is that a real price? Doesn't $3M seem suspiciously good for Kerrisdale?

whitev70r 12-10-2025 07:42 PM

Would it be possible to remodel the garage/house of this type by house by building some sort of enclosure so that you can walk into the house without getting rained on?

Maybe this picture shows what I am referring to the best:

So I'm using Zealty more, I like the actual listing of the house, it's that opening page of search that's a bit CL like. So on the posting, I'm seeing ads ... what are you referring to 'no ads'?

Probably because the house is 100 years old. $2.8-3.0M is about as low as it gets for home in Kerrisdale on a 33' lot that doesn't require deep renovations. The lots along that part of Vine are also a little short (99') which plays out in the layouts and yard space.

We got outbid on 6565 Vine St earlier this year which the homes around it seem to be using as a new floor for asking prices. 6565 was actually a better property IMO.

Zealty definitely has ads. But they're pretty unobtrusive. They get hidden very effectively with an adblocker but I whitelist it.

I mostly use Zealty's map search. It remembers your filters pretty well. I don't find the list search particularly helpful.

Our place is level from the back door to the garage, so I've thought about this at times. I think structurally it'd be pretty simple in my mind - basically a covered walkway, but I have no idea how the City would feel in terms of permitting...

Basically something like this:

Gumby 12-10-2025 09:57 PM

I bet the city would ask you to remove it if a neighbour were to complain about it.

bcrdukes 12-10-2025 10:24 PM

That sounds like something Gumby would do. :troll:

Not sure about other cities, but Surrey's stance is as long as it's not enclosed and overheight, it's non-issue. A neighbour of mine did similar things but wider and connects main house to his garage and workshop (two separate buildings on two separate end of his lot).

unit 12-11-2025 08:22 AM

i know that in surrey you can have a greenhouse/shed built as long as its under 100sf and then no permit required. the thing is they also don't allow you to build it within 3m of a dwelling, presumably because they don't want people to extend their house by adding bedrooms. so following that rule at least here in surrey, you wouldnt be able to join it to your house without a permit. however since it's a non enclosed structure it could be totally different.

whitev70r 12-11-2025 08:42 AM

Non enclosed extenstion is not bad ... you won't get rained on but you still can't go out there in your PJ's to get something from the garage without freezing your butt off. That is one thing good about TH's vs. detached garages.

unit 12-11-2025 08:48 AM

yeah honestly i would use my garage way less if it weren't attached.. it would just be like a shed with cars.

Badhobz 12-11-2025 09:09 AM

what sort of barbarism is this when you pay millions of dollars and your "car hole" is still not attached to your mansion. Disgusting.

Great68 12-11-2025 09:45 AM

I guess I'm in the minority but I love my detached garage. It more of a separate "shop" though, and has no "house related" stuff in it. Can make noise all night without worrying about disturbing the wife & kid.

Maybe orientation/placement on the property makes a big difference. Mine's located in the back corner of the property with the garage door opening up into my yard/deck area. In the Spring/Summer I'm constantly farting around in the backyard doing various things so I'll just have the garage door open with my tunes on, and I'm in-and-out constantly. It really makes the backyard itself a much more useable space.

If it were attached to my house at the front of my property I would probably never use it. (What's funny is that I have the old proposal blueprint plans for my house, and it showed a dashed "proposed garage" as an attached garage, I'm so glad they went detached instead).

yray 12-11-2025 09:57 AM

I am in a detached garage, its actually quite good for wrenching on cars as I don't get shit for doing ugga duggas at 2am.

I was actually thinking of running water to it but ran out of space :(

Hehe 12-11-2025 10:07 AM

I think detached garage is the way to go. It's nice to have separate building that one could be as loud as they want without disturbing the ppl in the house.

During our big reno, the one thing I asked the designer was to either separate our garage or build me a workshop so I can do whatever crazy things in there. I have a small CNC machine that I use to make custom shit and wife always complain the grinding noise.

When the house is done, I could have the dream workshop that I always wanted.

westopher 12-11-2025 10:10 AM

The idea of 8 steps outside deterring people from going to their garage is hilarious.

unit 12-11-2025 10:18 AM

i can run my table saw and my wife can barely hear it unless it's in the middle of the night. also it's nice that it's attached because now it's just a few steps from the bathroom to wash my hands, etc.. i suppose if you have a sink or better yet a bathroom in your garage with a hwt that's pretty nice too.

whitev70r 12-11-2025 10:28 AM

Such hypothetical bullshit ... working, making noise at 2:00 am in your garage, we all know the demo of RS. 99% here are in bed by 10:00 pm.

You all appreciate an enclosed covered pathway using your walkers to get back into your house!

JDMDreams 12-11-2025 11:03 AM

Separate garage is kinda a pain in the ass, carrying groceries, shit between the house in the rain, wind, stairs, snow.

Badhobz 12-11-2025 11:39 AM

Exactly. making me walk 8 steps from my garage to my house is inhumane

what shit are you doing in your garage anyways? hoarding isnt very noisy.

westopher 12-11-2025 11:51 AM

You guys are such tampons. Why the fuck do you pay 11 trillion dollars live here if you don’t go outside lol.

Badhobz 12-11-2025 11:54 AM

go out where? its raining you retard!!!
