It was a concern of mine when we started tearing into our 30yr old house for renos. Some of the ultra modern design touches just seem really wrong in a 30-50 yr old bones of a house. The 70's Vancouver special look definitely doesn't look good with those touches.

my armchair interior design comments:
the glass balcony railing seems out of place
they uberly cheaped out on the fire place and just threw in drywall, are they leaving it to be decorated by the new owner to be a centerpiece?
the back driveway hardscape is none-existent which i find a little funny.
and ya that garage is prob at least 5' longer than mine and prob a foot wider.
looks like a garage/driveway set up for all of flip's cars

I think what many might call "uninspired" is actually a type of style/design haha. I wouldn't have done that house in the same way, but hey, to each their own. I painted my house black, and I'm sure it's not most people's cup of tea.

Instead they put in heating base board? lol for 2.3 mil?

I’d say for what they were working with they did a pretty good job. “Modern”ized and clean. It’s pretty tough to revitalize the exterior of a home. The interior is basic but it’s much easier to sell a “basic” home then one with an extreme style that only half the population like. Our Reno would have been filled with a brick backsplash and other rustic styling but that really limits who likes it. Their basic kitchen screams cheap, but not because the style but it was just a cheap materials.

The Coquitlam one is pretty good, doesn't scream trying as hard plus you got $800k left for cars and other improvements. O and it looks like it has a lot of driveway space plus a rental unit ??? Profit

If they ripped out the vents and replaced it with baseboards... ouch. Interesting cost-cutting decision (assuming it wasn't too much work to redo the basement ceiling)...
If this house was in original condition it would still probably fetch 1.8+... land prices are crazy...
Add: For comparison, in the grandview woodland area you could buy a new 1/2 duplex for 1.85m...
(2071 & 2075 E 6th avenue) 1500-1600sqft...

5 years ago this type of build would have gone for $900k - 1m (back when i was house hunting)

There were some Van Specials built from the late 70s to mid 80s that had electric or hydronic baseboard heating so likely the system was not converted from forced-air. Not sure the reasoning behind it considering these later builds typically had the high vaulted ceilings in the living area.

There’s a huge premium right now for new/nicely renovated 3+ bedrooms. People moving up from condos need more space and want new + nice finishings. They also don’t want the hassle of buying old and renovating over 6-9 months themselves. It’s a really hot segment of the market.

Those type of infill developments are a win-win for both buyer and sellers/developers.
Buyer is one step closer to the SFH lifestyle while developers/sellers can make an extra mil or more from their SFH lot.
CoV needs to do a better job fast tracking these development applications.

Most people don't need much more than 3 bedrooms. But 2.1m is a little insane for an infill/laneway house and no parking.
