Good, I literally didn’t buy a place once because she was the selling realtor and how awful my dealings with her were. And that was 15 years ago, I can’t imagine she’s improved.

what's everyone's take on condo prices in the lower mainland within the next 5 years? Increase, decrease or same as current price? Any guess of % change in price if there is any increase or decrease?

Personally I don’t see it going down a lot. It’s still the most desirable place to live in the country and the developers will hold back supply if it isn’t deemed profitable enough. If there is like a full economic collapse all bets are off, but I’ve thought that was going to happen 10x in the past 20 years and it never seems to be more than a speed bump in the market. Also, what room is there to climb with what’s going on economically? The answer is, I have no idea, but here’s a lot of words about it lol.

Buddy guys can't stop breeding somehow with 10 ppl in one room, they need space to fit the farm. So I still see demand for housing.

I can't (and won't) make any predictions on regular sized condos where functional couples and families would actually live, but for those 400 - 500 sq ft bachelor suites and 1 bedroom condos, I can't see how there'd be much of any price increases for them. These are the same units that are tanking the hardest right now, and I have never understood how there could be any value propositions to them in the first place.

So IMO, even if the prices for these continue to tank, I still wouldn't consider purchasing these at all.

It's cuz it's what ppl can afford, the cheapest units will have highest demand.

The real estate sector seem to say a sizable portion of the prior demand for these types of tiny shoeboxes came from investors, looking both for rent and property value gains. So developers built a boat load of these tiny units. But now the demand has largely disappeared. The amount of rent that is needed to cover the owner's mortgage is too high, so people aren't renting these, and landlords have no way of affording the mortgage payments. Airbnb is banned or have restrictions in a lot of jurisdictions now, so they can't be rented as short term rentals either. And the units themselves are really too small to support a normal person / couple to for long term living.

With that many negatives and very few positives, I just don't see how demand for these can pick up again. And with no/low demand, prices won't go up, and there is no money to be had for the homeowner

I'm no expert but it feels like we are at the bottom or close to it in terms of prices for condos. Builders are cancelling projects, developers are going belly up, the supply of new units will slow to a crawl = less supply. But the x factor is how people feel in the next 3 yrs (Trump's presidency) and the economic unpredictability. We are seeing rise of unemployment, job loss, etc., prob due to effects of tariffs.

i cant really see condo prices moving much for a while. i think in the short term i can see them falling another 5% or so, but in 5 years i can only imagine that they will creep back up.

I lived 10 years in the US, the motherland of bigotry and prejudice. And in all that time, I'd never personally overheard anyone talk about "uncontrollable breeding"; "dirty people packed 10 to a room"; "need somewhere to put their farms".

Kind of a culture shock to move back to Canada and realize "this is just how it is here".

maybe only under the anonymity of this forum/board ... people let loose a bit or playfully live that altered ego life ... maybe.

It’s certainly not cool, but it is common and becoming widely accepted. I TOTALLY appreciate some pretty unsavoury humour of all varieties, but it went from jokes to blatant racism all over pretty quickly over the last couple years.
That said I think JDM was attempting humour, but he’s pretty notoriously bad at it.

fuck that shit. You can blame turd for bringing all these guys here on a fake promise of Canadian opportunities when all he wanted was their cheap labor and $$$

As much as i ramble on against buddy guys, i got a few great EI friends who treat me like family. They are incredibly hardworking and willing to endure hardships that few of us can stomach. Yeah they cut corners, you would too if you were paid substandard wages and had to live in a shack with 10 other dudes. But given the proper circumstances, I've seen some east indians really do amazing shit.

My buddy at the port is one such example. He came with nothing, literally jack shit. He got his masters in business in Calcutta, came and worked as a security guard at some lame transload in Richmond. Somehow got a job as a day labourer in the transload, then worked his way up to senior manager of that transload before jumping ship to us.

Now hes married, has a beautiful wife, 3 great kids and lives in a huge house with his mother and father and family. He made it, and he did it all by himself.

all these buddy guys are trying to do the same; can you blame them for trying to squeak out a living?
