I honestly think Joyce is a very good location, central Van. Literally the geographic center of mainland van. Metro is 5 min away, there's sky train, going to Richmond is easy, all the food on Kingsway and vis you can get.

It's quite well priced for concrete highrise, I can't think of where else in Van that you can get for the similar price.

Another thing that you need to consider is the proximity to the skytrain/bus loop means there's an increased presence of crime.

And Joyce & Vanness is horrible for this LOL~ or at least, it used to be. Arrests on the bus loop side was quite frequent.

about 15m yeah, uphill a fairly steep hill one way. it's walkable it's just not that convenient.

i'd hear some crazies in the middle of the night for sure.. overall i felt it was an ok area. i'd prefer to be about 1 block away from the skytrain not directly beside it. a lot quieter that way and almost just as convenient.

I lived in the Joyce station area for 4 years.
The crime wasn't that bad, no different than a lot of hub areas in the city.

My unit faced east/South and the noise from the skytrain didn't bother me, but I was on the 15th floor right next to the skytrain.

I walked to the stores by Joyce station but would drive to Safeway to do my grocery shopping. But if you hiked that hill often enough, it wouldn't be a big deal. Just more incentive to be healthy.

Crime, petty particularly, is the tradeoff if you want to live in Vancouver, especially with the convenience of walkability and rapid transit.

I grew up in East Van and had friends who lived by Joyce station. It's always been rough around the edges, but it's proably far better today than it was 20 years ago.

If you want quiet and less crime, live in remote neighbourhoods in the suburbs.

The Centro? I heard they weren't that good and $400/month for a 1br. Price is good for prime location though.

I've been in the Bosa ones and honestly, they're like wayyyy quieter than the two trains I'm hearing in Brentwood. I'd argue you don't even notice it over time.

Millenio is good, bosa built and the one bed and den units are quite big compared to the newer stuff. Around 670sq, quite well maintained too

I forgot the names but I went to see the ones right across from the sky train station and even the lobby stinks. The one right at the corner of joyce station. South east side. I know the ones on the Tim Hortons side is older and crappier. No washer in unit. I almost bought a unit at urba it was pretty nice there too closer to boundary.

Oh wow, another Bosa.

It seems like all 4 units near Aberdeen park are all Bosa. I read one buildings depreciation report and AGMs. They seem to be well run. $540k contingency, no major issues, deductible for flood is $25,000>$75,000. No major repairs until 2032, where there will be a special levy for $3,800 for a 1 bedroom unit.

In suite laundry and central to Richmond, Burnaby, Downtown for $500k? Looks like a steal for the $/sqft.

I think it is this. Once you are there, you really won't notice the noise, granted I never had a unit on the third floor facing the skytrain.

I'm sorry but of the names you mentioned, I only know the Emerald as we were looking at a unit in that building before we bought another unit.

I felt the Emerald had pretty good build quality and is just far enough away from the skytrain station.

My friend had a unit in the Bosa building right on the corner of Vanness and Joyce and I remember they had a water leak from the window when it was new. They had to cut open the wall to find the leak.

We had a unit in the Gaston and when we were there, there weren't many major issues other than typical strata issues.

Another friend of ours had a unit in one of the two towers behind Timmy's. It is an older building but her unit was well kept. Just that the ammenities were old giving that those 2 were probably the two oldest towers in the area.

I wonder if the WestBank development in the area will eventually lead to the entire North side of the Skytrain to be redeveloped too

I'm driving every time if it's Joyce to Safeway.
I own a condo at Urba, bought it in 2004, moved into it 2006 when it was completed. Concrete building. Strata fees aren't too bad. I haven't lived there in years and I rent it out. I still use my storage unit there and I went there a month ago. It has common condo problems. Break ins from people letting people in through the garage or front door.

About 5 years ago, they busted 3 brothels in the building. Building is showing its age a bit but the nice thing about older buildings is the units are usually a bit bigger than what you can get these days with new developments I find. My 1BR is 628 sq ft
