Been away a bit - back this week into fray of things. Despite slowdown in the existing market for higher priced properties, things continue to buzz more or less for presales, especially those towards budget ends.

Surrey
Lots of budget deals coming to Surrey following AVANI and Linda earlier in the year.
Park George Tower 1 Concord Pacific's latest offering at $780-850/ft, an absolute steal versus LINEA and Park Boulevard. As a result, 1BR sold out fast or at least 90% allocated (They will save some for public) $450K for 580ft + parking near Skytrain from a half decent developer? Yes please!

University District
BOSA's budget offering near SFU Surrey. $329K to start.
25% deposit of course. A/C highrise, BOSA standard fare rooftop gardens etc
Not bad for the area, priced to sell, but 25% the extra 5% deposit is annoying

ONE Central
$199K condo!!
Smaller builder in RDK but well known in Langley group takes on their first highrise. A/C, sky garden, 8000ft lounge and amenities - pretty ambitious.
Most of all - $199K starting. WOW. You read it right - even cheaper than AVANI's micro suites - 340sq ft nanosuites are here. Should be popular for first time homebuyers. LINE UP start next week!

VODA
Lower end developer with one of the first $199K condos 400ft. Lowrise woodframe no AC, not in the same ballpark as ones up top but not terribly far from Holland Park and King George Hub area. Some available still from Aug sales.

New West
Few more budget deals to fight off BOSAs luxury Pier West which I hear Tower 2 isn't doing too well...
618 CarnavaronDeveloped by R34 (kidding) Skyline Pacific group (unknown) but marketed well by Rennie - should sell fast with starting prices of $349K with parking. PREVIEW this week, sales mid Oct. Carnavaron street is easily waterfront/main street equivalent of New West - not a bad cheaper alternative if you like New West.

Ovation New West
Just a block away from main street Carnavaron near the markets/casino at New West. Should be $850/ft so about $450-500K 1BR. Domus Homes - also first time concrete developers, smaller detached builder.

Burke Mountain - Coquitlam
Some beautiful townhomes by Polygon up there
Kentwell by Polygon
$800s get you into 1500sq ft three bedroom + double garden townhome at Burke Mountain.

Brentwood Metrotown
Akumbo? Yes, developers are running out of ideas or something but this came out of nowhere. Name notwithstanding, tough to compete here with Bordeaux still sitting at 50% sold after 1/2 a year nearby on Juneau street.

Gilmore Place 2
Best corner spot - tough to raise prices though. VIP round start this week, sales etc. $1050/ft realistically one beds in $600s' + parking.
Onni quality and reputation, 10 towers, 7 residential 3 commercial.

LUMINA 4
ETA 2019 early? Not a fan of this development but decent location thanks to Concord Brentwood's huge park across the street. Tower 4 of 4 - 1-3 sold fast but Thind's quality is something I'd be wary of if I'm being honest.

Concord Metrotown
Signage is up - who knows when it'll start marketing, but 5 towers at the old SEARS site. $1200+ft at current markets. Concord will, from what we can see, sell at whatever price they command.

Edmonds
Southgate
It's supposed to be coming Fall 2018...waiting...waiting...

Cedar Creek Ledmac's low budget offering 4 story lowrise - $850/ft $450-500K range one beds. Near Southgate their big masterplan.

Kings Crossing
Select penthouses available. $1.2M+
$900/ft+ first new building in a wild location. Should be nice when completing, 2019 is first phase of completions.

I sure hope so as it'll drive down the cost of the mortgage on the new place. Either way I think we were able to get our place at a great time and will be walking away with a healthy amount relative to what we paid just 2.5 years ago. This was exactly the pricing strategy me and my realtor used when we sold our unit. Esp in the current environment, I think it is much smarter to do this than to try and set a higher price, only to draw in lowball offers or no offers at all.

Congrats on the sale, and where is the new place gonna be? Also, how are you gonna manage your gigantic car fleet now that you won't have multiple spots in the parkade anymore?

I believe the one you're posting here is for the "North Tower" right? Googling gives me some result of an "Alumni Tower" that was completed in 2017. How many more are expected?

how's that going for them? Vancouver condo developers must have helluva lot more experience given how fast the pace has been here putting towers up after towers

Building in the states can be a massive nightmare of litigation

My former boss built a few projects in Washington and he’s like you’d face 15 major lawsuits by the time almost every project completed

Just saw one for Seattle called First Light.
Not sure if this is true but my realtor said anything less than 500sq ft is consider to be a studio by the bank and it is a lot harder to secure a mortgage when the unit is a studio.

To be honest these micro units are only good for investment near post secondary where it is used as a rental unit. I used to live in a 500sq ft and although it is really comfy there are times when I wish the unit the bigger. Example I can only fit a double size bed and 2 small bed cabinets. If I want ti fit a queen I can only have a super small bed cabinet. There are also no room in the bedroom other than a bed so I the desk have to be put in the living room. Good thing Concord have design layout so no space is wasted.

Currently got a 2 bedroom 805 sq ft and is just right for myself. One room for sleeping the other one for my desk. Living room is also a tad bigger. And I finally have enough closet space to put both summer and winter clothes out instead of sticking one season of clothing into boxes.

I have no idea how people mange to live in a unit less than 450sq ft. I mean where do you put your clothing, desk, dining table, sofa, TV and bed etc etc.. Then you also have to leave at least 75 to 85 sq ft for washroom and another 30sq ft for washer and dryer......

New place is just off the Highway near Deer Lake. Guess we'll be eating at Hart House a lot more.
New place will have a deep side by side garage. Looks like I can fit 2 cars straight in and 1 car sideways. I'll prolly look for dollies to put the wheels onto to roll the Shitvic into place. I was going to try to sell the CRX but I may just keep it as well. Just need to find a place to park my new car.

I sold my QX and am now rocking a 2018 Leaf.

Our neighbor sold her house and moved in there. I haven’t seen it yet though.

If it’s brand new and you haven’t done a walkthrough yet I suggest using my checklist, it’s made specifically for that type of unit..I’ll need to dig up a link though lol

We haven't gotten our walk through date yet. They were expecting Dec 1 for our phase but I am guessing they may be a month or 2 behind.

Phase 2 here. Decent build quality. Appliances are good and sound insulation is very good. Gets warm on the 3rd floor so look into an ac unit. Look thorougly for Knicks and dents on your walk through.

I walked though the build when it was still under construction as i heard thats where our neighbor bought

I'm always skeptical with an EI builder, which seems to be the case with Seville Row, they kicked me out before i got a close enough look though lol..

Apparently idiot neighbor ended up buying an assignment from somone who had bought on presale and paid some stupid overage as i feel like her realtor was just screwing her.. i'm interested to see the product if i ever get a house warming invite

2 towers in total . Yes North/South.

Current BOSA website is up but yes it still shows old alumni tower that was completed awhile back.

Just got an email from the developer and they are delaying the completion to January so I would guess a Feb move in?

Guess I'll be homeless for 1-2 months.
