Demand and supply basically, add to that Miami and the State of Florida is just a horrible sports town and State if your not Seminoles, Gators or Hurricanes NCAA football. Dolphins, Bucs, Marlins, Magic, etc... games are all half empty, when the Heat weren't winning, they couldn't draw. The only sport teams that constantly draws despite winning or losing are their NCAA Football teams.

Lol vancouver is a bizarro environment for economics. Tons of condos dt and around olympic village are empty as fuck, yet property prices are still high as fuck. Ditto for clubs - empty ass clubs still charge pricey cover and drinks, gyms charging 300 a month
